SevenOaksLife.com has been redesigned to help Seven Oaks residents navigate our community, amenities, and resources. Seven Oaks Life is meant to link our community with CDD and SOPOA content. The CDD and SOPOA are separate entities, and Seven Oaks Life will bridge both entities. In compliance with Florida Statue, CDD content is maintained on a separate site; however, this will be undetected by most users. https://www.sevenoakslife.com is your portal to CDD and SOPOA content.

Additional features now available is your ability to report gate issues, ask questions, and even request gate access, all online. CDD and SOPOA email addresses have changed. A Message from the Seven Oaks Resident Council
Our focus is on the Seven Oaks community and villages as a whole. We act as a conduit between the residents and the CDD / SOPOA boards.

Our next meeting is on July 29th at 6:30PM in the Seven Oaks Clubhouse Gathering Room. Everyone is welcome!

Topics include:
  • Resident response to planned apartments by Sam's Club
  • Who to contact for what and the differences between the CDD and the SOPOA
  • How to best communicate with your village.

For the safety of residents, the clubhouse parking lot, common areas, and playgrounds are closed at 10:00pm every night and re-open at 4:30am every morning unless otherwise posted. During this time, only authorized personnel are permitted to be in these areas. All common areas that are not lit by overhead lighting close at dusk. We are happy to issue Parking Passes to resident guest who need temporary parking (as space allows) for up to two days. In order to park over night, individuals must obtain a parking pass from the Clubhouse Managers. If you have questions regarding this policy you can contact the Club at 813-907-7987.
Clubhouse Amenities
Clubhouse Access:
Mobile Access Passes now available. If you are interested in turning in your access card to the Management Team, we will issue you a Mobile Pass. For the security of residents and staff, we ask that you refrain from holding doors open at the clubhouse for other guests.

Homeowners get two complimentary Clubhouses access passes, each additional pass is $25.

Clubhouse access passes for renter's are $25/ea. Cards are only issued to person's listed on the lease.

Resident's of Colonial Grand Apartments, Windsor Club Apartments, and other home renter's where home owners choose not to relinquish their amenity rights, can also purchase an annual Tenant User pass for $338.25. (Pricing subject to change every fiscal year). This purchase includes two access passes for person's listed on the lease. Additional cards may be issued for $25/ea.

All replacement Clubhouse passes are $25.

Please keep in mind that all other rules apply to access passes.

Guest Passes:
Out of town guests residing in your home, may be issued a guest pass. To receive a guest pass, you must provide your resident access card, or mobile pass, along with your guest’s photo ID. Please understand that guests are not permitted to bring additional guests.

Copy and Fax Services:
Copies: Black & White $.15 per sheet (max 10 sheets). Color $.40 per sheet (max 10 sheets) Fax: Long Distance $2.25 1st sheet, $1 each additional sheet (max. 10 sheets). Local $1.75 1st sheet and $1 each additional sheet (max 10 sheets). Plus Tax to the Above.
Clubhouse & Amenity Rentals:
Gathering Room Rentals
Thinking of hosting a party? Consider reserving the Clubhouse’s Gathering Room. We offer morning, afternoon, and evening rentals. Rates for Residents are as follows and include the Theater:
(3) Hours at $120 and $30/ea. additional hour. Maximum capacity is 60 people.

Theater Only Rental
Rates for Residents are $60 for 3 hours. Maximum capacity is 30 people. (The theater is free to residents and up to 5 guests as space allows).

There are no rentals between 4pm and 5pm.

Cabana Rental
Cabanas can be rented Monday – Friday 10am-1pm, 1pm-4pm or 4pm-7pm.

Saturday & Sunday Rental 10am-1pm or 4pm to 7pm. Resident Cost $85 for the three hour time slot per Cabana.(Times are subject to change depending on sunset).

Field Rentals:
A portion of the soccer field is available for rentals. The Resident rental rate for a portion of the field is $35 an hour.

For All Rentals: Any vendors that perform a service, must carry valid liability insurance and provide management with a copy of their insurance. Specific requirements apply to the Certificate of Insurance which is noted on the rental agreement.

Field rentals apply to residents only.
Non-Residents cannot rent the field.
Tennis Court Reservation Policy
Tennis Balls for Purchase
The Café has tennis balls available for purchase at the cost of $3.50 plus tax per three pack.
The Tennis Ball Machine is now available to rent for $5.00. Please contact 813-907-7987 ext. 1 for reservations.
Tennis Court Reservation Policy
Court reservations may be made up to 3 days in advance through appointmentplus.com. Residents reserving a tennis court must be a player on the court at the reserved time. If you have to cancel your reservation please be courteous and cancel 24 hours in advance through your online account. Click the link below to create an online account or book a court.
Basketball Reservation Policy
Reservations can be made up to 3 days in advance through your online reservation account. If your child has a youth card they will not be able to make online reservations, however, they can come to the café and if a reservation time slot is available staff can make the reservation for them or an adult member can make the reservation for the youth. Youths must bring a valid access card or mobile pass with them to the club to use the court. Click the link below to create an online account or to book the court.
Alligator Removal Process
If there is an aggressive alligator, 4ft in length or longer residents can contact FWC to report it. The Nuisance Alligator Hotline number is 866-392-4286, or you can visit their website. When you report the nuisance alligator to the FWC, they will give you a reference number in which you/the resident would need to call the Seven Oaks Clubhouse Manager, Theresa Flores at 813-907-7987 ext.4 or email clubhousemanager@sevenoakscdd.com to give her the referenced number. The manager will then call FWC, give them the reference number, and allow them on property to remove the Gator. In the interest of full disclosure, they are euthanized and the trapper(s) keep the meat and hides. The CDD nor Rizzetta initiate the removal of the alligators. These removals are based off of residents calling the FWC.
If you frequent the Seven Oaks trail, then you’ve likely seen one or more bat houses along the way. These bat houses were installed in January 2000 as a service project for Eagle Scout Benjamin Wheeler of Troop 2 in Wesley Chapel. In total, eight bat houses were installed along the trail.

Bats, as it turns out, are great neighbors. They are native to Florida, and essential to plant pollination and insect control. Bats eat thousands of mosquitos every night! But unfortunately, several of the bat houses had become over-exposed to the elements and water had damaged some of the plywood panels. While previous surveys had revealed bats living in all eight bat houses, two of the more damaged houses had become abandoned and were in need of replacement. Time for a home renovation!

Several volunteers who where involved with the original project joined forces to renovate and re-create the bat houses. Four new houses were recently built and installed to replace damaged houses, while several other houses received a home makeover in the form of paint and sealers.

The four new houses included one of the original design, plus three new houses constructed of 100% cedar wood. Though slightly smaller in size, the new cedar bat houses will have a significant advantage in repelling water as 100% cedar is far more durable than plywood. And when the remaining original bat houses begin to break down, the intent would be to replace them with the newer cedar bat house design as well.
