Buying and selling a condo just got harder thanks to Fannie Mae policies

Condominium prices are facing increasing pressure as stricter lending standards, rising insurance costs, and growing HOA expenses reshape the market. New Fannie Mae guidelines require condo associations to maintain stronger reserve funds, carry comprehensive insurance coverage, and address deferred maintenance before buyers can qualify for conventional financing. Many older or lower-priced developments may struggle to meet these standards, forcing HOAs to raise monthly dues or levy costly special assessments. As ownership costs climb, more buyers are turning away from condos, leading to slower sales and declining property values in some markets. Developers may also face new challenges, as financing for newly built condo projects now depends on meeting stricter pre-sale requirements. While well-managed associations with healthy finances are expected to remain competitive, experts advise buyers to carefully review an HOA’s financial health, reserve studies, and maintenance history before purchasing, as these factors are becoming just as important as the property's asking price.

COLORADO HARD MONEY

Colorado Fire season explodes: will you lose everything?

As Colorado's wildfire season intensifies, homeowners are facing increasing risks that extend beyond property damage to long-term financial consequences. The article emphasizes that many homes are significantly underinsured because replacement costs have risen sharply in recent years due to inflation, labor shortages, and higher construction costs. If a home is destroyed, insurance may only cover a portion of the cost to rebuild, leaving owners responsible for substantial out-of-pocket expenses while they continue making mortgage payments. The author recommends reviewing insurance policies annually, ensuring coverage reflects current replacement costs rather than market value, documenting home improvements and personal belongings, and understanding how lenders are involved in insurance payouts after a loss. With most wildfires caused by human activity and continued development in high-risk areas, preparation is more important than ever. Taking proactive steps now—including updating insurance coverage and creating a home inventory—can help homeowners protect both their property and their financial future before disaster strikes.

A MIDSUMMER NIGHTS DREAM

Midsummer has been amazing and incredibly busy, with so many activities and events taking place throughout the Vail Valley. I always kick off July by attending Vail's 4th of July Parade—this year marked my 41st! From Vail to Gypsum and everywhere in between, the valley has been filled with festivals, concerts, farmers markets, outdoor events, and family activities. Every event I attended was bustling with people, and it's wonderful to see so many visitors and locals enjoying everything our beautiful valley has to offer. The mountains never disappoint and remind us why we love living here—or why so many people choose to visit year after year.

As summer moves along, our towns continue to evolve as well. Throughout the valley we're seeing building improvements, new businesses, and exciting development projects. Many homeowners are investing in kitchen and bathroom remodels, whole-home renovations, and outdoor living spaces. Larger projects are being completed while others are just getting underway, reflecting the continued confidence people have in our community and its future.

The Vail Valley truly offers something for everyone. Whether you're looking for a ski-in/ski-out residence, a luxury mountain retreat, a golf course home, riverfront property, a full-time residence, or a second home, there are opportunities at many different price points and lifestyles. Every community has its own personality, amenities, and advantages.

When I work with buyers, I like to begin with a conversation about you and your family. We discuss your lifestyle, how you plan to use the property, the activities you enjoy, your preferred locations, timing, size requirements, and budget. From there, we narrow down the communities that best fit your goals and begin touring properties. Once we find "the place," I handle the contracts and manage every step of the transaction through closing.

My job doesn't end once you receive the keys. After you become a homeowner, I'm here as a local resource to help you settle into the community. Whether you need recommendations for contractors, service providers, restaurants, shopping, or simply have questions about life in the Vail Valley, I'm always happy to help. After more than 41 years of living in this incredible valley and over 22 years helping buyers and sellers, I love sharing my local knowledge and helping clients truly feel at home.

The real estate market remains active. We're seeing many new properties come to market throughout the valley while maintaining a steady pace of buyers purchasing homes. If you're wondering about the value of your property, considering buying, or just want to better understand today's market, I'd be happy to visit with you.

As always, if your real estate plans extend beyond the Vail Valley, I can also connect you with outstanding Sotheby's International Realty professionals across the country and around the world.

Enjoy the rest of your summer, and I hope to see you around the valley!

Happy Summer, Heidi
