Now that Virginia has entered Phase 2, RVAR has updated its plans to keep our members and staff safe while conducting business. The RVAR staff is now in the office Monday - Friday, 8AM-4:30PM. However, no in-person meetings or classes are being held at the RVAR office until further notice.

RVAR is available:
   By appointment or for curb side pick-up (pre-order & pre-pay) Monday-Friday, 8:00AM-4:30PM.
√   Walk-in service in the RVAR lobby on Wednesday from 1:00-4:00PM.

RVAR will continue to keep members updated as plans evolve.

RVAR Standard Forms Revisions July 1stforms 
Click here for an overview of standard forms revisions, which are targeted to 'go live' in zipForms on July 1st. Many of the changes are related to new laws going into effect July 1st. The following forms are being revised: 
  • Exclusive Right to Represent Seller Agreement
  • Purchase Agreement
  • Lot/Land Purchase Agreement
  • Inspection Addendum (Septic Inspection clause only)
  • Summary of Rights and Obligations

New MLS Field July 1stnew  
One of the additions to the Exclusive Right to Represent Seller Agreement authorizes the listing agent to "( ) disclose OR ( ) not disclose the Seller-paid financing concessions amount after settlement. If neither box is checked, Seller agrees financing concessions shall not be disclosed after settlement."

A related field will be added to the MLS, effective July 1st. This field will be optional when changing the status of a listing to Sold. This field will have three options:
  • Yes, $_______
  • None (meaning there were no Seller-paid financing concessions in the transaction)
  • Not disclosed (meaning the Seller did not authorize disclosure of any Seller-paid financing concessions in the transaction)
The amount of the Seller-paid financing concessions appears on the settlement document. If a loan is involved, this amount is reflected in Section L for the Buyer and Section N for the Seller. In a cash transaction, this amount is reflected in the 200 section for the Buyer and 500 section for the Seller. 
2020 New Laws laws 
Over 3,300 bills were introduced during the 2020 Virginia General Assembly session, setting records. Click here for a brief summary of the legislation that passed that will have an impact on how you do business.
 
Bills introduced by Virginia REALTORS® appear at the beginning of the summary. All laws are effective July 1, 2020 unless otherwise noted.

Mark your calendar for the week of August 3rd! Don't worry if you are out of town that week - make up sessions will be available the following week at the RVAR office.

RVAR and Supra are working to ensure that the lockbox exchange is conducted with our members' safety and convenience in mind. Arrangements will be made to reduce the number of members gathered at any one time and to speed up the exchange process. A curbside option will be available at all facilities.

Details are being finalized and will be provided to all MLS members soon. Here are the basics:
  • Supra will conduct the lockbox exchange during the week of August 3rd:                    August 3rd - 5th Holiday Inn Tanglewood, Roanoke 10AM-7PM                                   August 6th          Westlake Golf Club, Hardy 10AM-7PM
  • If you are not available the week of August 3rd, you may exchange your lockboxes at the RVAR office during the week of August 10th
  • All members with an active Supra account will exchange their current iBox BT lockboxes on a 1 for 1 basis for new iBox BT LE lockboxes (LE stands for 'low energy'). (NOTE: Members may exchange the number of lockboxes assigned to them in the Supra system.)
RVAR's plans to exchange all Display Keys (for either the new Xpress Key or an eKey) have been delayed. Exchanging keys takes longer and cannot be handled curbside, thus leading to the delay.

Special thanks to the Lockbox Work Group members, who evaluated options and negotiated the terms of this lockbox exchange: Chair Walter Grewe, Connie Hash, Shannon Hines, Jay Kilby, Lori Shultz-Moore and Tom Wilson.

During the Supra lockbox exchange in August, all members with an active Supra account will exchange their current iBox BT lockboxes on a 1 for 1 basis for new iBox BT LE lockboxes. To find out how many lockboxes you have assigned to you, you can login into SupraWEB and find a list of your assigned lockboxes.  
 
If you are new to SupraWEB, follow these steps to set up your login username and password:
 
1.    Start by clicking here to set up your username and password
2.    Scroll down to "Login to SupraWEB" to establish your username and password 
 
All users - once logged in:

*    On the Home Page, click on "Listings"
*    On the LEFT side of the screen in the "Quick Links" box, click "Keyboxes"
*    Reconcile lockboxes assigned to you by the serial number printed on the side of the lockbox 
 
If you discover you have acquired more lockboxes than reported in Supra, please obtain a "Bill of Sale" from the owner. Once you have the "Bill of Sale", contact Susan Edwards to remotely complete the transfer of lockboxes to your account prior to the lockbox exchange dates.

May Home Sales sales   
The month of May ended with 483 homes sold through the MLS as well as 674 homes placed under contract - that's the highest number of pendings in May in the history of the MLS. 
 
A link to the May home sales statistics, including a 4-year comparison, is provided on the front page of RVAR.com. The MLS releases its monthly home sales statistics around the 15th of the following month.

Animal House: The Impact of Pets in the Home Buying and Selling Processanimal   
Pets are an important consideration in the home buying and selling process. NAR recently released the following survey results:

*   Approximately 66% of US households currently own a pet or plan to get one.
*   43% of US households would be willing to move or change their living situation to     
     accommodate their pet.
*   18% of REALTORS® have represented clients that moved solely because of their pets.

VHDA Name Changevhda   
As of June 5th, the Virginia Housing Development Authority changed its name to Virginia Housing. For almost 50 years, Virginia Housing has relied on its network of agents, lenders, developers and nonprofits, along with government partnerships, to expand and preserve affordable housing for all Virginians, while reducing homeownership and rental costs. According to Virginia Housing CEO Susan Dewey, "Our partnerships are critical in delivering on Virginia Housing's longstanding mission. Our new name and logo reflect how we continue to evolve and innovate to serve all Virginians with affordable housing options."

       listing is established by the listing broker and is not fixed, controlled, recommended  
       or maintained by any persons other than the listing broker.
