As much as I love to travel, I also love being here in Marin County, enjoying the nature and beauty that are so abundant this time of year. June is National Pet Preparedness Month. Now that we are in fire season, Fire Safe Marin has tips for pet owners for red flag warning days.
Two weeks ago, I had the honor of spending three days with the top 100 Compass agents (out of 34,000 Compass agents) in the US. This is my favorite real estate event of the year, and I am always inspired by how terrific, collaborative, and hardworking this group of “the best of the best” is.

I have felt the pace of the market shift from a somewhat frothy March to the current traditional summer slowdown. More inventory is hitting the market, with many buyers taking their time and not feeling the sense of urgency that was so prevalent in 2020-2022. As a result, price reductions and days on the market have increased for some properties.
Patrick Carlisle, Chief Strategist for Compass, put together the following Bay Area and Marin sales data.
Bay Area: Year-over-year changes, comparing May 2024 with May 2023:
- The number of new listings coming on the market: +8%
- The number of price reductions: +52% - an unusual dynamic for the heart of the spring selling season. (Some markets have seen price reductions more than double year over year.)
- The number of home sales: +7.5%
- The number of homes sales, $3 million & above +63% - higher price and luxury home sales dramatically outpacing the general market
- The number of home sales, $5 million & above: +37%
Marin County: Year-over-year changes, comparing May 2024 and May 2023:
- The number of new listings coming on market: +27% - see chart below
- The number of price reductions: +3,450%
- The number of home sales: +5.7%
- The number of homes sales, $3 million & above: +28.2%
- The number of home sales, $5 million & above: -6.7%

In the ultra-luxury market, there have been four sales over $10M compared to five sales YTD 2023. Our team has been involved with two of the four sales this year.
