KHC's Management and Occupancy Review (MOR) Policy
in Response to COVID-19

Kentucky Housing Corporation (KHC) continues to monitor the COVID-19 situation in Kentucky. To provide transparency and customer service, KHC will update this notice and share with partners via eGrams and targeted emails. KHC archives eGrams on this webpage.

Due to COVID-19, KHC's MOR visits were suspended in March, April, and May 2020. However, on May 22, 2020, the Governor lifted the travel ban and is now taking steps to re-open businesses throughout Kentucky. Further, on May 27, 2020, HUD provided PBCAs some additional flexibilities for staff when conducting MORs. Therefore, KHC is reinstating MOR activity beginning in June.

KHC has created safety protocols that will allow staff to conduct MORs while ensuring staff safety and keeping in mind the safety of our partners and residents. We encourage all property owners/agents to join us so that we all are doing our part to protect the health and safety of everyone involved. In order to take additional steps to ensure everyone's safety we have put together a tip sheet that  includes some recommended steps for preparing for an MOR.

Additional Guidance from HUD
KHC encourages PBCA property owners and managers to regularly review HUD's Q&A for Office of Multifamily Housing Stakeholders . HUD has provided additional updates on the CARES Act, forbearance guidelines, recertifications, evictions, electronic signatures and more.
