Creating Homeownership Opportunities in 2020 and Beyond

As we start the New Year, and a new decade for that matter, we reflect on the impact of owning a home has on household wealth, health and neighborhood stability.
Since 1991, NPHS has helped thousands of families become successful homeowners, and we recognize the abiding value of owning a home. But, in a challenging housing market marked by what seems like unprecedented unaffordability, homeownership in California is out of reach for many working families. We must challenge and stretch ourselves more than ever to innovate further if we want to build economic security for families through homeownership. This means engineering interconnected programs that enable families to achieve homeownership and finding unique cross-sector approaches to direct more social impact investments to spur affordable homeownership developments in the Inland Empire.
There are market forces that we cannot control, which makes our job very difficult. Nonetheless, we march in faith and hope, build on the resiliency of people, understand the human condition and work with our partners to reconfigure old strategies and deploy new ones to surmount what sometimes seems insurmountable. We will work harder than ever to ensure the people we serve enjoy a fair chance at becoming homeowners, as we have done relentlessly for almost 30 years.
Creating homeownership opportunities for our working families is more than a job, it’s our passion.

NPHS Launches 2020 Campaign for Homeownership
|

On January 2020, NPHS launched the “Just Click HOME” campaign to connect households from all walks of life to services that build awareness that homeownership is possible. The campaign is dedicated to increasing homeownership rates and addressing related barriers, especially for people of color across the region. It also aims to inform the broader home buying community that starting the homeownership process just got a whole lot easier with NPHS’ online resources.
Over the next six months, NPHS will advertise its home buying services across all social media outlets through its “Just Click HOME” campaign. With just a couple of clicks, homebuyers can find out how much they can afford to purchase, prequalify for a home loan, and even request a Realtor. And a dedicated Home buying Advisor will guide homebuyers every click of the way.

“We want people to know there are resources out there to help them become successful homeowners. We want to show them how to start their own personal journey to homeownership,” says Carlos Tena, Vice President of Programs and Services. “Signing-up takes under 5 minutes. It’s that easy,” says Tena.
Homebuyers can simply begin by creating a personal profile which they can do from their mobile phone, tablet, or desktop computer. Homebuyers will then work with their Home buying Advisor to get prequalified, secure a home loan, inquire about down payment assistance resources, sign-up for home buying workshops, and select a Realtor.
NPHS and its partners are combining their resources and outreach efforts to raise awareness and reach more potential homebuyers, many of whom have “self-selected” themselves out of ownership. “The most important thing is to not get caught up in that ‘We can’t be a homeowner’ myth. NPHS is here dispel myths about homeownership and information and resources are available to them,” said Tena.

First Mortgage Lending
NPHS provides lending services to people of varying credit qualities and incomes. NPHS offers high-quality first mortgage financing services to first time homebuyers as well as borrowers looking to refinance their existing home. We offer a variety of mortgage financing products including FHA, conventional, VA financing, along with multiple down-payment assistance programs. Our aim is to provide our customers with affordable mortgage rates and terms, while keeping our clients informed and educated throughout the process.

Opportunity Down Payment Loan
NPHS' Opportunity Down Payment Loan Program provides up to $25,000 in the form of down payment and closing cost assistance to be used towards the purchase of a home within Riverside, San Bernardino and Eastern Los Angeles Counties. The program is intended for low-to-moderate income first-time home buyers (80% AMI and below) who can afford monthly mortgage payments but do not have quite enough saved to pay the initial down payment and non-reoccurring closing costs to purchase a home.
Funds are available on a first come, first served basis.
