KELLER WILLIAMS ROATAN REAL ESTATE NEWSLETTER
For the love of real estate, KW Roatan brings you listing updates and information that you will need to know when buying or selling property (with a little bit of island life thrown into the mix). This month we celebrate the "family" culture of Keller Williams, weigh up the benefits of conducting a home inspection, and sneak a peak into the purpose and benefits of real estate bus tours.
The Keller Williams’, the top real estate company in agent count across over 40 countries, annual international conference just happened in Malaga, Spain. Our very own Ana Flores, Owner/Broker, and Hilsy Villalobos, Partner/Attorney at Law, went on their travels to attend for the first time.
The conference offered numerous opportunities for agents and leaders from around the world to network and build relationships, exchange information, participate in breakout sessions, and social activities, allowing attendees to swap ideas and establish relationships that can lead to future business collaborations and referrals. The event featured keynote speakers, panel discussions, workshops, RedBash (welcome cocktail dinner), a presentations gala dinner, and other social events.
One of the highlights is the Mega Agent Panel, where top-performing agents and franchise owners from around the world share their strategies for success and insights into the respective markets. “Be Your Own Boss (BYOB) was evident with every new speaker!
As attendees, both Ana and Hilsy found the experience to be both exciting, invigorating, and valuable, and they returned home even more full of enthusiasm, new ideas, and energy. The conference celebrates the company’s global presence and the achievement of its agents and leaders, providing a platform for learning.
The KW family embraced Ana and Hilsy as new franchise owners and offered plenty of support and assistance. Multiple individuals from around the world offered their time and training materials from their own wealth of expertise and wins. How amazing is that? The promise of KW “family” approach to business is real!
Both Ana and Hilsy were surprised and deeply impressed by the genuine congratulatory and supportive atmosphere that prevailed amongst all attendees, who celebrated each other’s victories and successes. They are thrilled and excited to bring this same culture to the KW Roatan team. A truly unique chance for collaboration, where everyone could learn from one another’s accomplishments and challenges.
Next year, Ana would love to expose some of the team to this very experience. Bring on 2024!
Overall, both Ana and Hilsy gained an armor of knowledge, a full list of new contacts, and thoroughly enjoyed their first experience of the KW culture of celebrating each other’s victories, experiences, and successes.

KW Roatan organized a bus tour with the objective of showcasing some of our East End listings to realtors from other brokerages as well our own agents.
It looked like a jolly, it felt like a jolly but it was work with a lot of fun thrown into the mix!
One of the most crucial aspects of real estate industry is the ability to identify and understand potential property deals. To do this effectively, realtors need to stay informed about the marketplace, keep a finger on the pulse on what properties are available and maintain an extensive network of contacts. Check! Mission accomplished!
With Ana Flores, Owner/Broker of KW Roatan, at the “helm”, the bus set out at 8am with a “herd” of agents dressed for lots of walking, and also to recognize St Patrick’s Day. Green was the color of the day - even the drinks provided were luminous green!
The bus tour started from French Cay and trundled all the way to Camp Bay to view beachfront lots, followed by an luxury villa where fruit kebabs and mimosas (green) were served in the opulent oceanfront setting. All aboard for the next stops – a value newly built home in Diamond Rock – a rare beachfront lot then on to a new development with spectacular ocean views, Aroha Estates, in Punta Blanca. All that activity conjured up an appetite for all so, next stop, an extensive tour of Henry’s Cove Resort in Punta Gorda, followed by a sit-down lunch.
Banter abound, stronger relationships were formed – essential connections that will be valuable for future deals and collaborations.
All replete, so on to the final destination a stunning, ocean view home in Ocean Hills, located in Punta Gorda.
Ana provided valuable insight into the properties and developments visited on the tour and gave the agents the opportunity to observe the properties, learn about their histories and features, and ask questions.

REFLECTION ABOUT A HOME INSPECTION
A home inspection is a professional and unbiased evaluation of a property’s condition, which includes a comprehensive assessment of its structural integrity, mechanical systems, safety, security hazards, and other critical factors such as the presence of mold or faulty wiring. The inspection report provides a detailed analysis of the home’s status, highlighting any issues that may require immediate attention or future repairs. Your realtor can recommend a reputable home inspector, just ask them!
If you are the buyer, why bother to do an inspection? Because it can be a key step in the purchasing process of your dream home as provides valuable insight into the state of the property you have fallen in love with. By identifying any potential issues or defects, you can make informed decisions. You may be able to negotiate repairs, adjust the purchase price accordingly or withdraw your offer if the problems are just too big for you to handle.
The report can also provide valuable information about future expenses as the homeowner. By identifying potential problems early, you can plan for necessary repairs or upgrades, such as replacing outdated, but functional, electrical wiring. What a great way to plan your budget for these expenses and avoid unexpected costs down the road.
If you conduct an inspection, not to sound patronizing, but it is critical that you read the report thoroughly. Remember, this is a business transaction not just a matter of the heart. It can be challenging and expensive to seek recourse after purchasing the property.
The benefits for you, as the seller, can be huge! Conducting a home inspection before listing can be a wise investment and will instill confidence in the property to potential buyers. Again, it can help identify any structural or mechanical problems, enabling you to address them before buyers start viewing and making offers. Fixing any issues prior to listing can increase the asking price and avoid losing a buyer if those issues are flagged after they put in their offer. Completing repairs and other home preparation work before your home hits the market can streamline the selling process significantly and avoid having to negotiate repairs or reduce your asking price later on in the sales process. It can also speed up receiving offers if the buyer is presented with a clean bill of health for your home.
Hopefully, this will assist you in making the decision, whether you are the buyer or the seller, to conduct an inspection. It may seem like an unjustified expense, but it could save you a lot of time, money, or hassle

Oh my, do we have an abundance of talented musicians on our little island!?!
Sundowner’s Beach Bar & Grill, located in the heart of West End, has become the rocking place to be on a Tuesday night because of the live jam session. The players comprise mainly of our Latin American expat contingents, but it appears that anyone with an instrument, the ability, and the willingness, is welcomed wholeheartedly onto the stage to join in on the revelry. The respect between the artists is evident – no ego, it’s just a diverse group of musicians enjoying doing what they love to do – making music magic.
This weekly extravaganza calls together the best of our masterful music makers from gifted guitarists, polished percussionists, deft drummers, soulful singers, and bad ass bass players. Flair, improvisation, spontaneity, and fun abound. The passion is almost tangible in the air as one musician replaces the next each bringing something new and exciting to the table in an eclectic sound of creation.
Every genre of music gets covered - week after week - from Spanish love songs, to rock, to pop. Throw in a little salsa dancing and some melodic medleys, and this sums up the informally formal gathering of entertainers freewheeling through the evening.
Some of the best bar food on the island is on the menu as well as it being the famous Taco Tuesday.
The evening ends in a crescendo of pulsing beats and a call for one more song, which is always forthcoming.
It is apparent that each and every participant loves what they are doing, enjoys the experience, and basks in the limelight. Truly the only place to be on a Tuesday.
