Dear Neighbors,
I'm looking forward to seeing many of you at our sold out neighborhood party this coming Sunday evening!
As you've likely seen, the Kent Woodland's entrance landscaping project is finished. On behalf of the entire KWPOA board, I want to thank Kent Woodlands’ very own Erin Werner (www.erinwernerdesign.com), who graciously donated her services and staff time to bring this neighborhood project to life. Speaking of volunteering time, board members Steve Ring and Ghigo DiTommaso deserve a huge thank you for spending countless hours on the project's design and implementation alongside Erin while also soliciting multiple bids and meeting with a number of residents along the way.
There was a relatively small amount of the landscaping project costs that came from the KWPOA. However, annual dues will not be increased next year and our reserves remain historically steady. The vast majority of this project was funded by contributions from many of our residents, so I wanted to take this opportunity to thank each and every one of you:

Annual Meeting
Save the date! The KWPOA Annual Membership Meeting is scheduled for Wednesday, January 14, 2026 at 7:00pm. The meeting agenda and Zoom link will be published in our January newsletter. Please plan on attending to hear the latest on important issues that impact our neighborhood.
Annual Assessments
Annual assessment invoices will be mailed the first week of January—please keep an eye out! The amount of $468 is due from all members no later than February 15, 2026. Chasing late payments takes up valuable staff time — please make your payment by the due date!
Annual Budget Report and Policy Statement
You should have recently received the KWPOA Annual Budget Report and Policy Statement either by email or USPS, depending on your stated preference. If you did not receive this important set of documents, please contact jwilliams@kwpoa.com.
Construction Hours
Please remember (and remind your contractors) of our allowed construction hours, which align with the County’s regulations:
- Monday through Friday: 7 am to 6 pm
- Saturday: 9 am to 5 pm
- Prohibited on Sundays and Holidays (New Year's Day, President's Day, Memorial Day, Independence Day, Labor Day, Thanksgiving Day, and Christmas Day)
- Loud noise-generating construction-related equipment (e.g., backhoes, generators, jackhammers) can be maintained, operated, or serviced at a construction site for permits administered by the community development agency from 8 am to 5 pm Monday through Friday only.

As previously announced, and in accordance with our Voting Policy, the Association invited members to submit nominations for the election of the 2026 Board of Directors, for which four of the two-year director terms are ending. The deadline for submitting nominations by mail, email, or delivery to our office was November 7, 2025.
Nominations were received and qualified for incumbents Jeff Leh, Bitsa Freeman, John Millar, and Ghigo DiTommaso. With four director seats up for election and four candidates running, the seats are uncontested. As such, KWPOA will dispense with the mailing of secret ballots and declare that Leh, Freeman, Millar and DiTommaso are elected by acclamation. This decision has been made pursuant to the California Civil Code and KWPOA's bylaws, which state: "In the event that the number of qualified nominees for election as directors does not exceed the number of vacancies to be filled, the Association may, without further action, declare that those nominated and qualified have been elected.” (KWPOA Bylaws, Article VI, Section 5 [d]).
The two-year terms for the elected Directors will begin on the date of the Annual Membership Meeting, January 14, 2026. If you have any questions, please contact the office at 415-721-7429 or email us at info@kwpoa.com.

A Message from the Kent Woodlands
Underground Wiring Committee

Tiburon, Belvedere, and Ross have undergrounded their wires.
Fires in California have become rampant. According to PGE, undergrounding our wires will reduce fire risk by 98%. Hanging wires significantly increase fire danger and lower property values. A fire starts with one spark. If one house burns, likely many more houses will burn. There is only one way out of our valley, conceivably generating a stampede to Woodland Avenue. For example, in the Oakland and Paradise fires, people died because they couldn’t reach safety—fire trucks, obstructed by broken wires, were unable to save them. We all have a duty to protect our community from fire.
SOON WE WILL DISTRIBUTE A SURVEY TO DETERMINE INTEREST IN MOVING THE UNDERGROUND WIRING PROJECT FORWARD.
It’s time to protect our lives and homes! In the coming weeks, volunteers from the Kent Woodlands Underground Wiring Committee will be reaching out to everyone to help explain the economic costs and facts regarding the underground project. BUT, we need more help to communicate the message. Please volunteer for the undergrounding committee to help spread the word to prepare for the community wide survey.
