Hello from Restocon!

Keeping a facility open and operating is often just as important as the repair itself. This month, we're looking at what it takes to plan work around occupied, high-traffic environments where downtime simply isn't an option. That same proactive thinking is shaping how we approach asset management more broadly.

We often see repairs handled one project at a time - a crack here, an expansion joint there, each treated as its own isolated event. It works, but it also means budgets are unpredictable, priorities shift facility by facility and every repair carries some risk of unplanned disruption.

We're exploring a different approach: one that treats a parking structure not as a series of one-off repairs, but as an asset with a full lifecycle to plan around. Independent engineering assessments keep recommendations objective, self-perform execution keeps quality control in-house and long-term capital planning replaces surprise spending with greater budget visibility - the same proactive mindset that keeps facilities open and operating, applied at the portfolio level.

Whatever your facility's needs - planned repairs, waterproofing or ongoing maintenance - our team can help keep it running with minimal disruption. Contact us today.

Have a great month!

We often see parking garage repairs handled one at a time - a crack here, a joint there - with each treated as its own isolated event. We're exploring a different approach: managing a structure's full lifecycle instead, with independent engineering assessments, in-house self-perform execution and long-term capital planning that replaces surprise spending with a more predictable roadmap.

Want to talk through what that could look like for your properties? We're happy to have that conversation.

Restocon installed a deck coating system across multiple levels of Tampa International Airport's main parking garage, including the short-term Level 5 and long-term Level 6 decks.

The scope covered high-traffic thoroughfares as well as valet parking, VIP parking and preferred client parking areas, each with its own traffic patterns and usage demands to account for. Because the garage remained fully operational throughout, the project required detailed planning and continuous coordination with airport officials to sequence the work around ongoing passenger and vehicle activity.

The result is a durable, protected parking facility ready to support the high volume of travelers who pass through Tampa International Airport every day.

Why Maintenance Backlogs Grow - and How to Get Ahead of Them

A backlog isn't inherently a bad thing - it's what happens when priorities go unmanaged that causes real problems. This FacilitiesNet interview with facilities consultant Andy Gager breaks down why deferred work compounds in cost over time and what it actually takes to shift from reactive fixes to a planned, prioritized approach.
