Lower Mortgage Rates, Better Affordability

As housing affordability remains a critical challenge across the country, mortgage rates continue to play a central role in shaping homebuying power. Mortgage rates stayed elevated throughout 2023 and early 2024. Recent data, however, shows a modest decline in mortgage rates. Even slight declines can have a significant impact on housing affordability, pricing more households back into the market. New NAHB Priced-Out Estimates show how home price increases affect housing affordability in 2025. This post presents details regarding how interest rates affect the number of households that can afford a median priced new home.

Engage San Diego
Want to have a say in shaping the County’s budget for the new fiscal year starting July 1? A new online ranking tool is now available on Engage San Diego, and you can use it to list the County’s budget priorities in order of importance to you.
You can also stay informed by telling us how you’d like to receive additional budget information. For example, email, text or some other form of communication.
The online tool and survey will close March 28.
A balanced recommended budget for fiscal year 2025-26 will be released to the public on May 1.
Residents can give their feedback in several ways. A list of key days and times is listed on the budget website.

BIA Member Spotlight
Salam Hasenin, owner of Star Flooring & Remodeling, has been a key figure in San Diego’s construction industry for over 35 years. Since taking the reins of this family-owned business in 2013, Salam has led the company through significant growth, positioning it as one of the city’s leading flooring providers.
Born and raised in San Diego, Salam has always been deeply connected to the city’s thriving business and construction community. "San Diego has truly become my adopted hometown over the last 38 years," he says. With a background in both construction and public sector leadership, Salam was well-prepared for his role in managing Star Flooring & Remodeling. Under his leadership, the company has grown and continued to deliver exceptional craftsmanship and customer service.
Salam is deeply involved in the Building Industry Association of San Diego (BIA), which has played a key role in his professional development. Through BIA, he has built valuable relationships and stayed informed about industry trends and regulatory updates. “BIA has been instrumental in helping me connect with industry professionals and expand our business network,” he shares. As a liaison for new BIA members, Salam also fosters collaboration among contractors, builders, and service providers. He serves on the Specialty Contractor Council board and the Outreach Subcommittee, actively engaging in discussions that shape the future of the industry.
Networking within a busy industry like construction can be challenging, but Salam views this as an opportunity to strengthen business relationships. "It requires extra effort to move beyond initial introductions and build meaningful connections," he admits. However, his commitment to collaboration has played a central role in the company’s success.
When asked to describe himself, Salam sums it up in three words: "Driven. Collaborative. Integrity."

Home Fed Corporation, Lennar and KB Home are co-sponsoring the 4th Annual California Homebuilding Foundation concert fundraiser to be held at the Grand Ritz theater in Escondido on Thursday evening September 11th. This year’s special guest band is E5C4P3-The Journey Tribute. This band is the #1 rated Journey Tribute band in America. You can check out E5C4P3 here
The concert benefits the Foundation’s Donald Chaiken Building Industry Technology Academy program, known by its acronym-BITA. BITA is a State approved, 4-year high school elective shop class which teaches students how to build a house. The intent is to introduce the students to the homebuilding industry and its multiple career pathways. There are currently 62 BITA schools in California with 7 in San Diego County.
This concert is an “industry only” event and is not open to the public. You can review the event sponsorship opportunities and registration details here
Sponsorships come with VIP passes for the pre-concert, rooftop party featuring authentic Mexican street tacos, salsa bar and adult beverages (Margarita Bar sponsor anyone?). Tickets for this event are limited so secure your sponsorship early as it will sell out like last year! We’ve even reserved a hotel block of rooms if you don’t want to drive home a mile from the theater if you have an interest in making a night of it. If you attended last year’s concert, you don’t want to miss out this year! Great food, awesome beverages and all your industry friends! We moved the concert start time to 7:30pm so you’ll be out at 9:00pm.
