Summer has been long gone, but the beaches here in Laguna Beach are still fruitful as ever - Main Beach in particular. If you haven't been down there lately, come check out another Laguna Construction and Builder city project. LCB is currently working on completing the City of Laguna Beach Lifeguard Headquarters, marginally completed last summer June 2014. LCB will be installing step stone pavers, completing the solar electric and water heating systems, fixing the concrete floors, completing the roof and among other items to complete a fully functioning headquarter.

Although our weather has been particularly warm, chances are the wet season might be paying "Sunny Southern California" a visit. According to the National Oceanic and Atmospheric Administration (NOAA), "this year's El Niño, among the strongest on record, is expected to influence weather and climate patterns this winter." It is better to be safe than sorry, so please consider checking out your roof's integrity in this upcoming weather hazard. The vulnerability might not be obvious, but your roof can hide many potential dangers. Read our article below to find out if your roof is ready for El Niño.

We hope you enjoy this month's newsletter and please have a fun and safe Halloween weekend!
As always, remember to check out LCB's website for design inspiration on your future project: www.lcblaguna.com

Got a great topic you would like to see in the next newsletter? We welcome any suggestions you may have. Send us an e-mail with any questions, comments or ideas. We're happy to hear from you.

City of Laguna Beach Lifeguard Headquarters

Laguna Construction and Builder was awarded to complete the City of Laguna Beach Lifeguard Headquarters. Substantially completed back in June 2014, the Lifeguard Headquarters and Public Restroom facility is back in its final stages for completion. The headquarters houses lifeguard operations, public restrooms, sewer lift station controls and an emergency generator. LCB will be installing the lift station pavers, skylight louvers, completing the solar electric and water heating systems, fixing the concrete floors, roof completion and many other items needed to complete a functioning facility.

Besides the Lifeguard Headquarters, LCB has successfully completed a recent kitchen remodel to Fire Station #1, renovations to Fire Station #2 and #3, Lang Park, City Hall and many other City facilities. We will keep you posted in our future newsletter for additional photos and updates on the Lifeguard Headquarters.

The west stomached a long-term drought and is projected to see a very bucketing winter. Cold front, warm front, high and low air pressure along with weather patterns are all a combination of predicting the weather. According to the National Oceanic and Atmospheric Administration (NOAA), "this year's El Niño, among the strongest on record, is expected to influence weather and climate patterns this winter." NOAA is calling out wetter than normal conditions to hit the Southern Tier of the United States which includes central and southern California. Since it is better to be safe than sorry, now would be a great time to start planning on getting your roof, drain and gutter system checked and if needed replaced or fixed.

Contact any trustworthy roofing company and they will tell you that they have been inundated with roof inspection requests and new roofing system replacements. Especially now that the winter is around the corner, their schedule can be as far out as a month or more. After a marathon of droughts in "Sunny Southern California", many may have forgotten what real rain looks like. Be prepared for all types of emergencies, even flooding.

Taken back in 2010. Flooding and mudslide in the City of Laguna Beach.
Laguna Construction and Builder assisted with the major clean-up.

-        Check Your Roof: Check for any leaks and repair a leaky roof immediately. How do you spot a leaky roof before a storm? Locate revealing water spots or a yellowish stained paint on ceilings. Check for loose or missing shingles.

-        Check Your Gutters and Downspouts: Make sure your drainage system is efficient. Remove any debris in the gutters and downspouts and ensure your gutters are firmly attached to the roofline.

A well-developed and well-built roof should last at least 20 years. Don't wait until El Niño starts knocking at your front door to see if your roof was built right. Prepare now or undergo the obvious later. If time is not permissible and the thought of dealing with your roof is a daunting task, get an evaluation conducted by a professional. Even if it looks seamless on the outside, it can propose a faulty problem in the future. In addition, a roof that is continuously leaky can be costly. Not only can it destroy equipment, it can cause dangerous situations by allowing water to leak over wiring or electrical appliances. Maintaining your roof annually can save you thousands of dollars in the long run. To reiterate again, it is better to be safe than sorry.

Future Sale: 1087 Flamingo Rd.

45 ft. caissons being dropped below grade in order to support the extended deck and lower addition.

Perched on top of Flamingo Road's peak and cul-de-sac, showcasing an incredible dual view of the pristine ocean to the right and the glorious canyons and hills to the left - presents a transformed masterpiece. Located in Laguna Village, a highly desired location of Laguna Beach, is a fully remodeled 4 bedroom / 4 bathroom property with over 400 sq. ft. deck addition and over 500 sq. ft. living space addition. Once complete, the newly renovated beauty will feature a brand new layout including: reclaimed wood cladding on the walls and reclaim wood beams on the ceiling, a brand new roof with vaulted ceilings, custom garage doors, fixed walls transformed into bi-folding glass walls that open to a massive balcony with frameless deck railing, European style cabinetry, stainless steel Thermador appliances and a new second story lower unit equipped with a spacious bedroom, large bathroom and walk-in closet. The house is supported by numerous 45 ft. caissons, which is a reinforced concrete structure dropped down 45 ft. below grade. The caissons provide superfluous stability for the extended deck and lower addition transferring the weight of the house directly to bedrock. In addition to revitalizing the interior of the home, the exterior as well as the landscape will also receive a full make-over. This is a great investment or owner-occupied opportunity.

Steel moment frame being installed in order for the structure to withstand lateral loads from strong winds or earthquakes.

House all framed and sheathing complete, including deck and lower addition.

We will have additional pictures in upcoming newsletters as the building process continues and the work of art comes to life.
