3460 N. Broadway Development
A community meeting was held by Alderman Tunney and the developers on July 11
th at the 19
th District Police Department to discuss the planned development of an 8-story mixed use building featuring 246 apartments, ranging from efficiencies to 3 bedrooms.
The first floor will have approximately 8,800 square feet of commercial space and may be divided based on the use of the space. There will be three 15 minute loading zones on Broadway and the existing curb cuts will be eliminated, adding three more cars for parking.
The percentage breakdowns are as follows:
20% efficiencies (583 sq. ft)-49 units
33% 1 bedrooms (700sq. ft)-85 units
40% 2 bedrooms (1200 sq. ft)-97 units
15% 3 bedrooms (1400 sq. ft)-15 units
The structure is recessed to allow for open space both on Broadway and Corneilia. A 1900 sq. ft. pocket park or open space will be landscaped on Corneilia. The development includes a pool, spa, green roof terrace and a dog park area. No pricing has been set for the lease of these units.
The Lakeview East Chamber of Commerce supports this development with ongoing conversations with the development team, Optima.

Optima's founder, international award-winning architect, David C. Hovey, FAIA, the building features a series of setbacks creating sculptural relief along Broadway with an undulating façade. The setbacks provide for landscaped retail spaces that promote sidewalk cafes and outdoor eating areas encouraged by the City along streets like Broadway. An elegant and sophisticated palette with warm-toned colors consisting of transparent light bronze glass and an opaque black-brown window wall has been selected to complement the surrounding neighborhood. The building also features a distinctive landscaped interior atrium that runs through the center of the entire building and is enclosed by a fixed in-place skylight at the roof to bring natural light into the interior of the building. The 44th Ward is served by the 19th District (bounded by Lawrence, Lake Shore Drive, Fullerton, and the Chicago River). The Amimono (knitting and crochet) group at the JCC is doing a special project to help provide toys for rescue cats and dogs seeking furever homs. From August 1-31, please donate your gently used tennis balls to the JCC where the group will transform them into adorable play toys for these sweet animals.
