A Look At The Land Development Process

The Township currently has two active land development applications that are in the review period.


The subdivision and land development process is governed by the Pennsylvania Municipalities Planning Code (MPC). The process is initiated by the property or equitable owner(s) by applying to the Township which includes submitting fully engineered land development plans.


The Township through its professionals, consultants, and staff, review the plans for compliance with the Township’s subdivision, land development, zoning, fire, and sewer ordinances. The plans are reviewed by the Township Engineer, Fire Marshal, Sewer Engineer, Zoning Officer, Traffic Engineer, Montgomery County Planning Commission and Environmental Advisory Council.


The land development plans are next reviewed by the Township’s Planning Commission at a public meeting where a recommendation is made to the Board of Commissioners to approve or deny the plan. Finally, the land development plan is then considered by the Board of Commissioners for approval at a public meeting.


Preliminary/Final Applications under review:

·      Pennington Properties/Moyer Blvd: application for twin homes (10 units) at the corner of West Point & Moyer Blvd. This application was recommended for approval at the January 11, 2023 Planning Commission meeting. The applicant will be revising the plans to incorporate the consultant review letters before it is scheduled to go before the Commissioners. 

·      645 Sumneytown Pike: Minor subdivision application to subdivide the 1.69 acre parcel into two parcels for 1 additional single family dwelling to be constructed. This application was recommended for approval at the January 11, 2023 Planning Commission meeting conditioned upon the resolution of potential zoning issues.

How To Pay Your Sewer Bill

Township sewer bills can be paid online or in person.


To pay online, just click here. If you are on the Township website, type "sewer payments" in the search box in the upper right corner. You will get a results page with Online Payments as the first item. Click on Online Results and you will go to the payments landing page. From there, click "Click here to pay" and select "Utility Billing."


To pay online, you will need your most recent invoice. There is a small fee for online payments.


For fee-free payments, please visit the Township Building where you can pay by cash or check. You can also drop off a payment in the lock box outside the entrance to the Township Building. Of course, payments can also be mailed.

Help Celebrate The Township's Diversity

The Township is looking to celebrate the diversity in our community. 


The Board of Commissioners will be featuring speakers at its meetings in February (Black History Month), March (Women's History Month), May (Asian Pacific American History Month), June (Pride Month) and September 15th-October 15th- Hispanic Heritage Month.

Applications Accepted For Police Pension Board And Environmental Advisory Council


The Township is currently accepting resumes for vacancies on the Police Pension Board and the Environmental Advisory Council.


Police Pension Board

The Police Pension Board meets on a quarterly basis to review the plan administration, fund management, plan provisions and other matters from time to time that may affect the Plan. The Police Pension Board serves in an advisory capacity and will present its findings and/or recommendations to the Board of Commissioners.


This is a volunteer position that would be appointed for a 2-year term. Interested applicants are encouraged to send their resumes by mail to 1 Parkside Place, North Wales, PA 19454 or by email to Megan Weaver, Assistant Township Manager.


Environmental Advisory Council (EAC)

The role of the EAC is to advise the Board of Commissioners on matters dealing with protection, conservation, management and use of natural resources, including air, tree, land and water resources located within the Township, to assist in the ongoing efforts of the Board of Commissioners to preserve open space within the Township, and to help educate residents of Upper Gwynedd about the importance of environmental protection.


The EAC meets monthly on the first Wednesday of each month. This is a volunteer position that would be appointed for a 3-year term. Interested applicants are encouraged to send their resumes by mail to 1 Parkside Place, North Wales, PA 19454 or by email to Megan Weaver, Assistant Township Manager.
