Efficient. Forward-thinking. Convenient.
These are just a few of the words that Housing Choice Voucher Landlord Joshua Tomblin used to describe the JPHSDD's new Courtesy Inspection program.
“From a business standpoint, for us, it's about efficiency," said Tomblin who has multiple properties serving residents. "I thought this was the best way to be efficient. I have a gentleman moving in and I'm already going through the pre-inspection process. This allows us to not waste time or money waiting for an inspection."
Tomblin received the information via email and quickly filled out the form. He said he was happy with the speed of the inspection, but most importantly with the communication from the inspector.
"I got the email and filled in the form at the bottom," said Tomblin. "The inspector reached out to me via text which I thought was really nice. He answered the phone and that was the first time I actually was around during the inspection.”
JPHSDD Executive Director Dorian Rawles said this is the first in a long line of changes that will help make the housing process easier from the landlord and the tenant's perspective.
"This will be beneficial to our families because they won't be in limbo for 30 to 60 days waiting for an inspection to happen," remarked Rawles. "Sadly, many residents are in unstable housing situations and getting a unit approved or reviewed before it is up for rental, allows the landlord to make any corrections and pass the inspection the first time."
Tomblin said the new system also allowed him to get his units "move-in" ready and meet with the inspector as well.
“Prior to that I would just get a letter from housing if there was a problem that needed to be corrected," added Tomblin. "But meeting with the inspector made all of the difference. He walked me through the process and showed me a few minor things that would cause my unit to fail an inspection."
