A YEAR IN REVIEW

Every year CBRE|Buffalo produces and celebrates its annual real estate MarketView reports for the industrial, multifamily, office and retail sectors. This year CBRE|Buffalo celebrated at The Admiral Room at The Marin, a newly renovated event space of grand character.

The industrial sector's record low availability rates continue and lease rates continue to climb as the market awaits more inventory.

The investor appetite remains strong in Western New York and interest rates and demographics continue to spur multifamily investment in the region. The average sale price surpassed $50,000 per unit for the fourth consecutive year.

Flex office demand contributes to vacancy decrease and users seek large blocks of space downtown. Subruban activity has picked up with new construction announced and flex office demand is high amid a very tight industrial market.

WNY retail vacancies increase modestly as national chain department stores close in the region. Big changes are coming though, retail is not dead!

CONTINUED GROWTH

The Larkin Center continues to expand its tenant base with the additions of Kaufman Borgeest & Ryan LLP (KBR) and the headquarters of a local construction management firm to be announced in the coming weeks. With the addition of these firms the entire N building (corner of Seneca and Van Rensselaer) will be filled from the first to seventh floor.

KBR already resides within temporary space in the Larkin Center as their 5,000 square foot office build-out prepares to kick off.

With eight offices and more than one hundred and twenty lawyers, KBR consistently delivers focused, high-quality representation to its national and international clients. They have a passion for our work and have gained a reputation for their outstanding track record, cost-efficient case management and their unshakable dedication to protecting our clients' interests.

With its own private bar and serving area, a newly added event space is ideal for gatherings upwards of 150 guests. The combination of dark paneling with contemporary English wallpaper and shimmery drapes compliment the exquisite cuisine.

A number of Larkin Center tenants enjoyed this setting for their holiday parties. Rave reviews were produced by all;

The setting was unlike anything I have ever experienced in Buffalo.

The food was too good, I think I ate too much. The classic Beef on Weck, the modern weck rolls, southwest fried tortillas...

I've enjoyed drinks at the bar, but my first dining experience blew me away. The lobster ravioli and prime rib were outstanding.

Additionally, the oldest culinary institute in the world , Chaine des Rotisseurs, celebrated the Beaujolais Nouveau release with Eckl's@Larkin. The exclusive event was meet with absolute satisfaction;

Only the finest venues, and most excellent culinary professionals are considered to participate in the organization.

Chef Andrew Marino and his fabulous team, executed a flawless dinner.

Presentations were as beautiful as they were tasty.

The event space continues to improve with the addition of a brand new wine rack. Glass doors surround the 120 bottle rack. All they need is wine!

With additional venue options within the Larkin Center, Eckl's@Larkin can accommodate over 400 guests for your next holiday party, graduation party, rehersal dinner, shower, birthday, reunion, banquet/induction ceremony, executive board meeting, industry conference, product launch, PR event, corporate gala, or fundraiser.

THE BOX FROM LARKINS

The Larkin Gallery presently features two videos on display, one of which is The Box from Larkins. This original Edison Studios production carries you through the Larkin experience.

From that special day when the mailman delivers the latest Larkin catalog, selecting your products and premiums with mom, and sending off the order. The silent film directs your through the manufacturing process of multiple goods, right here in the one time manufacturing center of Larkin (the Larkin Center).

Finally after a wait, probably more than Amazons standard 2 days, the whole family accepts the crate and digs in. Awaiting the look on dad's face as his brand new chair is revealed. He then kicks back with a cigar in hand and his wife on his arm. Another successful Larkin experience!
