The Las Cruces housing market showed some noticeable movement this week as we entered October. Active listings decreased from 866 to 857, while available site-built homes declined from 820 to 809. At the same time, the absorption rate increased from 4.78 to 5.03 months, meaning there is now just over five months of housing inventory available at the current pace of sales. This suggests the market is giving buyers a little more negotiating room while remaining relatively balanced overall.

Buyer activity slowed this week, with properties under contract decreasing from 269 to 243, a decline of 26 homes. New-to-one-year listings increased slightly from 169 to 171, showing that fresh inventory continues to enter the market. Condo inventory increased from 13 to 16, manufactured homes rose from 46 to 48, while townhouse inventory remained unchanged at 27.



Overall, the Las Cruces market appears to be transitioning into a more typical fall pace, with fewer homes under contract and the absorption rate moving just above five months. Buyers have more time and leverage to evaluate their options, while sellers should continue to focus on competitive pricing, condition, and presentation. With 243 homes still under contract and new listings continuing to enter the market, there remains healthy activity and plenty of positive opportunities for both buyers and sellers as we move further into the fall season. 🏡📈

Absorption Rate Definition-

The Absorption Rate, in Months chart shows how long the current inventory of properties would last at the current rate of sales.

If no new properties were added to the market, and sales continued at a steady pace, the Absorption rate indicates the number of months required to sell all the properties on the market.

Absorption rate is based on two numbers:

• The number of active listings
• The average number of listings sold per month for the previous n months.

The number of active listings is a "snapshot" of listings active on a single day (the 15th of the month). The number of months of sold listings, here, is 12.

The formula is Absorption Ratio = A ÷ N

Where A = listings active on the 15th of the month, and

N = the average number of listings sold during each of the previous 12 months
