The Las Cruces housing market saw an increase in available inventory this week, with active listings rising from 857 to 871, a gain of 14 properties. Available site-built homes increased from 809 to 826, adding 17 more options for buyers. Despite the increase in inventory, the absorption rate remained unchanged at 5.03 months, meaning there is just over five months of housing inventory available at the current pace of sales. This continues to reflect a relatively balanced market as we move further into October.

Buyer activity remained remarkably steady this week, with properties under contract decreasing slightly from 243 to 240, a decline of just three homes. New-to-one-year listings increased from 171 to 179, providing buyers with eight additional newer properties to consider. Condo inventory declined from 16 to 14, manufactured homes decreased from 48 to 45, and townhouse inventory edged down from 27 to 26. These relatively modest changes suggest the market is maintaining a consistent pace as we move through the fall season.

Overall, the Las Cruces real estate market continues to demonstrate stability and balance, with additional inventory giving buyers more choices while sellers continue to benefit from ongoing market activity. Although the fall season typically brings some moderation in activity, the absorption rate holding steady and 240 homes remaining under contract are encouraging signs. Well-priced and well-presented properties continue to have opportunities to attract buyers, making this a positive market for both buyers and sellers as we move toward the end of October. 🏡📈

Absorption Rate Definition-

The Absorption Rate, in Months chart shows how long the current inventory of properties would last at the current rate of sales.

If no new properties were added to the market, and sales continued at a steady pace, the Absorption rate indicates the number of months required to sell all the properties on the market.

Absorption rate is based on two numbers:

  • The number of active listings
  • The average number of listings sold per month for the previous n months.

The number of active listings is a "snapshot" of listings active on a single day (the 15th of the month). The number of months of sold listings, here, is 12.

The formula is Absorption Ratio = A ÷ N

Where A = listings active on the 15th of the month, and

N = the average number of listings sold during each of the previous 12 months
