One BSCHT RiverView Apartment Available for Rent

BSCHT anticipates that its residents will move into RiverView next week and has one apartment still available.


The last three-bedroom apartment will rent to a household making 50% of the area's median income.

LMLC RIVERVIEW APARTMENTS

Lone Mountain Land Company will rent its portion of the project in two stages and has not set rates. Interested tenants should join the appropriate waitlist.


BUSINESS WAITLIST: The three buildings on the east end of campus contain dorm-style suites with private bedrooms. LMLC anticipates renting the suites to local employers in November as employee housing.


INDIVIDUAL WAITLIST: In 2025, LMLC will lease its two apartment buildings on the west end of campus to individuals working in Big Sky.

Partnership Announces New 389 Home Development at Cold Smoke

Cold Smoke, adjacent to RiverView Apartments and across the South Fork of the West Fork of the Gallatin River, will add 389 community homes for rent and purchase. 


The development, planned by Lone Mountain Land Company in partnership with the Housing Trust, will chip away at the 1,354 homes needed to meet the community’s demand by 2028.



Although the partnership is in its early stages, it hopes to make the first phase, consisting of 50-100 homes, available as early as 2027. All homes will serve the local workforce and their families.

On September 1, two Powder Light apartments with four bedrooms will be available for local employers to rent long-term as employee housing. Each unit sleeps eight and includes a full kitchen and laundry. Lone Mountain Land Company will lease each apartment for $7,000 a month, including utilities.

SNO

Big Sky's Sustainability Network Organization (SNO) aims to identify, address, and solve some of Big Sky's most prominent sustainability needs. SNO seeks to tackle the micro- and the macro-needs to achieve a more sustainable and livable Big Sky.


Through SNO's efforts, every RiverView Apartment will have access to solar energy, saving all tenants money on their electric bills. SNO is also applying for grants to add solar to MeadowView Condos to save these owners on utilities.

"Housing trust, LMLC discuss Cold Smoke housing project "


"A planned Big Sky housing development would include 264 apartments and 125 single-family homes, all deed-restricted and exclusive to local workers. If the project progresses on schedule, homes could be ready as early as 2027. 


The development, known as Cold Smoke, is being planned by Lone Mountain Land Company and the nonprofit Big Sky Community Housing Trust. It was first announced in April at LMLC’s Community Development Open House, and took a step forward July 29 as partners submitted an application to annex land into the Big Sky County Water and Sewer District. 


On July 16, housing trust Executive Director David O’Connor and LMLC Director Cryder Bancroft discussed Cold Smoke in a BSCWSD board meeting.  


As planned, Cold Smoke would include two sections: apartment buildings and a neighborhood of single-family homes."
