Homeless in Pelican Sound

While we are definitely not homeless, Mom currently does not have any single family homes that she is representing for sale in Pelican Sound!  

Her single family homes that were listed this season are all under contract, and many have already closed.  So, if you are considering selling your home she would be happy to speak with you!

May has arrived in Pelican Sound and our streets are getting a little quiet.  While many people have left to return home, many of us are here on a year-around basis.  We will miss our winter friends, but also look forward to some of the delights of being in Pelican Sound in the off season!

Raise the Bridge of Lower the Water?

 
For residents of Pelican Sound that have decided to sell their home to either find a new home within Pelican Sound or to look outside of our community, there is always one question that is asked.  What should I do to get my property ready for sale?  Of course, current Owners want to get the most value out of their properties, but just how much work or money are they willing to invest?  So, it comes down to the old saying of "Do you raise the bridge or lower the water?".

Homes within Pelican Sound are now 16-18 years "young" and many of the Buyers of today have different wants and needs than those in the past.  Owners have to make the difficult choice of not making upgrades and selling their property at a lower price point or making upgrades and selling their home at a higher price point.  Which one is good for you?  Well, there isn't one answer that works for everyone and it can be a fine line.

One discussion that I have recently had with a Seller is that they would rather sell their property as it is and let the new Buyer upgrade it to their liking.  While another Seller is currently taking down a wall in the kitchen and installing a new kitchen hoping to obtain a sale at a higher price point.  I can truly understand both sides of the decision.  Just be prepared for the results! 

In closing, one observation that I can definitely share is that during this selling season, homes that did have upgrades did sell quicker than those that did not have upgrades.  So a Seller does have to factor in carrying costs to keep the property on the market for a longer period of time without upgrades.  However, if you do decide to do upgrades, keep it neutral enough to appeal to the broader market.
