The purpose of this bulletin is to provide lenders with a Frequently Asked Question (FAQ) document prepared by NJHMFA for the First Generation DPA program. Also, we remind lenders that for the First-Generation Home Buyer Program, lenders are required to submit the completed and notarized First-Generation Borrower's Affidavit with the loan file for the pre-closing submission. Loan files submitted without the First-Generation Borrower's Affidavit will not be approved. The Agency will not grant any exceptions to this requirement.
The First-Generation Borrower's FAQ document can be found in the Lender Training Section of the NJHMFA Lender Resource Site.
The First-Generation Borrower's Affidavit is available on the Lender Resource Site and the Internet Loan Reservation System (ILRS). Please ensure adherence to the requirement of submitting this form for the Smart Start Plus First-Generation Home Buyer Program loans to avoid any closing delays.
Lenders should also note that for the First Time Home Buyer program, the existing Borrower’s Affidavit and Seller’s Affidavit are still required.
