The purpose of this bulletin is to notify Participating Lenders of changes from the Agency’s Servicing Department for trailing documents. Lenders will now receive an email from the Agency once a loan has been purchased that will include a secure link to the Lender Portal, where lenders can upload a copy of all trailing documents.
Please note that Lenders are still required to mail the original recorded collateral documents and the final Title Policy to the Agency as outlined in the Seller’s Guide, Lenders Bulletins, and the Checklists.
As a reminder with the new Lender Portal servicing enhancements, Lenders will periodically receive email reminders from the Agency for outstanding collateral and trailing documents. The email text on the reminders will include language with increasing severity, reminding Lenders that you may be subject to penalties including fees and even loan repurchase if the trailing and collateral documents are not delivered to NJHMFA in a timely fashion and in the proper format.
