A few quick reminders:

BeachesMLS Dues: These are due by October 15th. Please make every effort to pay before the deadline to avoid late notices (they love sending those out).

Flood Disclosure Form: Updated on October 1, 2025. Florida now requires this form to be completed by sellers and presented to buyers before they make an offer. Have your sellers fill it out and upload it as an attachment in the MLS.

Brokerage Name Update: Be sure to use Lenson Realty (same name as before, just without the “Inc.”) on all forms, contracts, signs, business cards, and marketing materials.

Flood Disclosure

Mandatory Form updated Oct 1st

Florida Statute 689.302 requires a seller to complete and provide a flood disclosure to a purchaser of residential real property AT or BEFORE the time the sales contract is executed.
