Here is a quick look at what is happening in the Northwest Indiana real estate market — and what it could mean for you.

Northwest Indiana’s market stayed steady through October. Active listings rose to 270, giving buyers more selection, while the average closed price reached $356,000. Homes are selling close to asking at 98.2% of list price, with 252 closings and 185 new pending sales. At just 31 days on market, well-priced homes continue to move quickly.

🏡 What Are Mortgage Overlays — and Why They Matter

When you apply for a mortgage, there are two sets of rules that can affect your approval:

1️⃣ The official rules set by programs like Fannie Mae, Freddie Mac, FHA, VA, or USDA.

2️⃣ The extra rules some lenders add on top — these are called mortgage overlays.


Overlays are simply extra precautions that lenders use to reduce their risk. They can make it a little harder to qualify, even if you technically meet the main program’s requirements.

🔑 Common Examples of Mortgage Overlays

1. Credit Score Requirements

Government programs allow lower credit scores, but many lenders want higher ones.


For example:

  • FHA might allow 500–580, but a lender could require at least 620.
  • USDA loans may need 640+.
  • Conventional loans often require 620–680+.

2. Debt-to-Income (DTI) Ratio

This compares what you owe each month to what you earn.


While FHA or Conventional loans might allow up to 50–57%, many lenders cap it lower — usually around 43–45%.

3. Job and Income Rules


Some lenders want to see at least two years at your current job or more proof if your income varies (like bonuses or commissions).

4. Savings and Down Payment Rules

Even if not required, a lender may ask you to have extra funds in savings after closing or verify where large deposits came from.

5. Property Restrictions


Certain lenders avoid unique homes like manufactured homes, condos, or multi-unit properties, even if those are allowed by loan programs.

6. Credit History Issues


After events like bankruptcy or foreclosure, lenders may require you to wait longer than the standard agency rule before applying again.

7. Occupancy Rules


Some lenders are stricter with loans for second homes or investment properties — or may not offer them at all.








💡 Why This Matters

If one lender says no, another might still say yes.

That’s because overlays are different for every lender — they’re not part of the official loan rules.

🧭 Pro Tip

If you’re ever denied for reasons like:

  • “Credit score too low,”
  • “DTI too high,” or “Property not eligible,”

👉 Ask your lender: “Is this an official program rule or your company’s overlay?”

If it’s an overlay, another lender may approve you under the same loan program.
