Northwest Indiana Real Estate Market Update

The Northwest Indiana housing market continues to shift, presenting challenges and opportunities for buyers and sellers. According to the Indiana Association of REALTORS® (IAR), February 2025 saw key trends emerge across Jasper, Lake, Newton, Porter, Pulaski, and Starke counties.


Key Market Highlights

  • Closed Sales: 456 homes sold, down 12% from February 2024.
  • New Listings: 653 properties were listed, a 9% decline year-over-year.
  • Pending Contracts: 639 homes went under contract, reflecting a 7% decrease.
  • Inventory Levels: The average daily inventory rose 13% to 1,707 homes.
  • Median Sale Price: Prices continued their upward trend, increasing 10% to $253,000.
  • Days on Market: Homes took longer to sell, with a median of 30 days, a 48% jump from last year.
  • Months of Inventory: Supply increased 28% to 3.7 months, signaling a more balanced market.
  • Sale Price vs. List Price: Homes sold at 93.5% of their asking price, slightly down 2% from last year.
