"As is" is Not Always a Free Pass For Property Seller

 

We represented the purchaser of a residential property in successfully recovering the full deposit after significant undisclosed defects were discovered during the pre-closing walkthrough. Our client learned, for the first time, that major plumbing lines and radiators had been replaced due to extensive freezing damage caused by the seller’s negligence—damage that occurred after execution of the purchase and sale agreement and was never disclosed.

 

Despite these material facts, the seller refused to terminate the transaction or return the deposit, relying on “as-is” and “buyer beware” provisions. We challenged this position by invoking an exception to such clauses—namely, that they do not shield a seller from liability for intentional concealment of known defects and costly repairs. Our advocacy ultimately secured a full return of the deposit for our client.

Victory on Client's Immigration Removal Proceeding Due to Forged Abandonment Application of Green Card


Our office successfully defended a husband and wife in removal proceedings, securing their right to remain in the United States as lawful permanent residents. The case arose after a scammer fraudulently forged and submitted green card abandonment applications to U.S. Citizenship and Immigration Services (USCIS) in our clients’ names.


At the immigration court hearing, we vigorously defended our clients against the Department of Homeland Security (DHS). Both clients provided compelling testimony and documentary evidence demonstrating their continuous intent to reside in the United States since obtaining their green cards. They shared with the court their meaningful family life with their only daughter, as well as their active involvement in and connection to the local Chinese community.


A critical turning point in the case was the decisive testimony of a handwriting expert, who conclusively established that the signatures on the abandonment applications were not authentic. This expert analysis left no reasonable doubt in the judge’s mind, leading to a favorable outcome for our clients.

In February, Lion's Law signed up as a proud sponsor for 2026 Massachusetts Robotic Competition hosted by our client Vinci Steam Education. The event entertained 80+ teams, 60 schools, 600+ plus attendees, 30+ volunteers and 10+ judges, and was a blast. Vinci has focused on VEX robotics education for students from grade 4 to 12 through public schools, after school classes and vacation camps, as well as organized state wide competitions. Vinci's students have scored victories in numerous robotic competitions locally and internationally.

“按现状出售”(“As is”)并不总是赋予房屋卖方免责的“通行证”


我们近期代理了一位住宅房产买方,在交割前验房过程中发现存在重大未披露缺陷后,成功为其全额追回了定金。

因绿卡放弃申请被伪造,成功为客户赢得移民递解出境程序胜诉


本所近日成功代理一对夫妻应对移民递解出境程序,最终为其争取到继续以合法永久居民身份留在美国的权利。


本案源于一起诈骗事件:不法分子冒用当事人身份,伪造并向美国公民及移民服务局(USCIS)提交了放弃绿卡的申请文件,试图使两位当事人失去其合法身份。


在移民法庭听证过程中,我们积极有力地为当事人抗辩,对抗国土安全部(DHS)的指控。两位当事人提交了充分且有说服力的证词及书面证据,证明自取得绿卡以来,他们始终具有在美国长期居住的真实意图。他们还向法庭详细陈述了与独生女共同建立的稳定家庭生活,以及其在当地华人社区中的积极参与和紧密联系。


本案的关键转折点在于一名笔迹鉴定专家的决定性证词。该专家明确认定,所谓“放弃绿卡申请”上的签名并非当事人本人所签,从而彻底推翻了相关指控。这一专业鉴定消除了法官的合理怀疑,最终促成案件取得有利结果。
