First, I'd like to send a quick thank you to all of my clients, friends, family, and referral partners for continuing to trust me as your real estate agent.
And now to answer the question I hear over and over again...HOW'S THE MARKET?!
Right now, I’m seeing both sides of the market play out in both Ocean and Monmouth counties.
In Bradley Beach, I just sold a condo at 216 Ocean Park Ave #1. It was priced intentionally, marketed properly, and aligned with what Bradley Beach buyers are actually looking for. The result?
It sold for over asking and closed at $800,000.
That’s still very much seller-market behavior.
But here’s the other side of the story—and this is where things feel different than they did a few years ago.
I also just closed 59 Grand Ave in Toms River for my buyers. In that deal, we were able to:
- Secure the home under asking price
- Negotiate a significant seller concession
That kind of outcome was rare during the peak years. Buyers simply didn’t have that kind of leverage. Seeing it now tells me the market has shifted enough that buyers can negotiate again (when the situation allows for it.)
So...
We’re no longer in the “everything sells no matter what” phase—but we’re also not in a weak market.
Here’s what I’m consistently seeing 1) well-priced, well-located homes are selling and
2) negotiation is back on the table ***FUN FOR ME!***
My 2 Cents
Instead of asking, “Is it a seller’s market?" ask “How would my home—or my offer—perform right now in my specific town?”
That answer changes by neighborhood, by street, and even by block.
If you’re in Toms River, Bradley Beach, or anywhere along the Jersey Shore and want a straight, no-fluff take on what today’s market means for you, I’m always happy to talk it through.
