October sales came in at 414, with 508 properties pending (634 last month) and waiting to close. Sales are 3% lower than in September 2023 (amazing due to the hurricane), new contracts are down 28%, and active listings are up 30% YOY. Currently 63 median days on the market. We remain in a buyers market with 7 months of inventory in Charlotte County.
Countywide the median sale price is down 8%, but drill down and there are large variances between areas YOY, The biggest swings are: -13% Rotunda to -21% Englewood (there were no areas with positive changes).
The biggest changes in the real estate market in Charlotte county are not typically visible. That is the amount of listings that exit the market without selling. So while the inventory is going down, it’s not necessarily due to sales. I created a chart so you could track the numbers with me. See the chart HERE

Located in southeast Mexico, along the Gulf of Mexico which boasts excellent weather all year round, with two seasons, a dry season, and a rainy season, similar to Florida. In January temperatures typically range from the mid 60’s in the evening to the mid 80’s during the day and in April/May (the two hottest months of the year), from the low 80’s at night to the low 100’s during the day.
Expat communities are present in this area and locals are both friendly and helpful.
The crime rates here are the lowest in the country and CEOWorld magazine called Merida the second safest city on the continent after Quebec City. Conde Nast Traveller magazine readers named Merida the #4 Best City in the World in 2022.
Shopping is plentiful in Merida where you will find Costco, Sam's Club, Home Depot, Ace Hardware, and four shopping malls including The Harbor, Gallerias, La Isla, and Altabrisa, featuring both familiar US brands as well as popular MX branded stores.
