MLS RULES & REGS

Get familiar with VMLS Rules & Regulations Please view the most updated version of the VMLS Rules and Regulations, as well as the Fine Matrix in the link below. Section 9.4: Fine Waiver Process: we now have a fine waiver request form available for members who wish to request a fine waiver. The waiver will be available on our website, and must be submitted to Amy Reid within 10 days of the fine being levied. The fine must also be paid in order to be reviewed.

Section 1.2.1 Properties may now be entered into multiple property types. For example: listings in both Residential and Commercial can now be entered into both. Please read section 1.2.1 on how these need to be handled. Flex now has a Parent/Child option for properties such as this. Formal intsructions to follow.

SOLD ONLY REMINDER

Sold Only The Sold Entry Only property type is separate from Residential and other property types. It is included in Inventory & Production reports; however, when pulling comps, or creating a Quick Search, the “Multi-Property” search template will allow you to include Sold Entry Only with the other property type you are searching.

FLEXMLS FUNCTIONALITY

You will notice some changes when adding a listing, including 5 new Parking fields. Utility costs are no longer required. We ask that you continue to do your due diligence in your data entry and provide as many details as possible for our consumer and Realtor members. Parking fields added: Covered Assigned, Covered Unassigned, Uncovered Assigned, Uncovered Unassigned, and RV Access/Storage. This will allow you to narrow down a search for someone looking for specific parking situations. Please reach out to Jessica Cliver for additional Flex training opportunities and office visits. We will have more on-site Flex training coming in the Fall.

SCAM ALERTS

Be safe. Be aware. Two members alerted us to scam/spam messages they recently received. Remember to use caution when receiving an email or text from a potential client - and also use the FREE safety tool, FOREWARN, that is offered to all VMLS members. Scam 1: VBR Realtor received a message from someone claiming he had a piece of vacant land to sell. The Realtor looked up the individual on Forewarn (using the contact's number) and realized it was a scam. Scam 2: VBR Realtor received a text from someone claiming to be a fellow Broker. She checked the number before responding and found that it was fake.

APRIL IS FAIR HOUSING MONTH

Fair Housing is an important and ongoing topic in the Real Estate industry. We encourage our members to stay up to date with Fair Housing rules and protect your livelihood by being educated on how you could be in violation of Fair Housing law. A reminder that VMLS does not allow including people in your photography, and will always send a courtesy email if we see possible Fair Housing violations, including in your public and private remarks.
