With the rise in popularity of pickleball, you’ll likely encounter clients who are passionate about the game.
Even with the growing popularity of the game, there are still limited locations with available courts – such locations that may have courts include public parks, gyms, churches, community centers, and homeowners’ associations. You can provide superior service by mapping these options out. Your clients will likely be ecstatic about finding a home within close proximity to a premier court!
As a Texas realtor, you are in the unique position to be able to ensure your pickleball fanatic clients make the best decisions and avoid these mistakes.

How well is the pickleball court maintained and who provides the maintenance?
A beautiful new court can become a useless eye sore if not properly maintained. This is especially true if the court is in a public location. You’ll want to find out for your clients who is in charge of maintenance – the city, an agency, a private company? Further, asking who within that organization will handle its caretaking is a must! A professional on staff who performs regular inspections would be ideal, but even knowing that a phone call can get a team over to make repairs quickly could suffice. However, a community park, for example, with the addition of a gorgeous new pickleball court paired with no budget or plans for maintaining might lessen the benefit of having such a court so close.

If there is a Homeowners’ Association, investigate it fully!
Lots of Homeowners’ Associations (HOA) are adding a pickleball court or two to their community amenities. Your devoted pickleball fans may get so excited about the impressive courts that they may forget that it’s important to fully investigate the HOA.
The obvious first step is to find out the fees associated with being part of the HOA and if using the pickleball courts will cost any extra. You’ll want to find out what other amenities the HOA offers, such as swimming pools or tennis courts. Reviewing how well the HOA has maintained these other amenities will show how well your clients can expect the pickleball courts to be maintained. Next, get a copy of the HOA regulations for your clients and review it with them – some clients may find living in extremely restrictive HOAs to not be worth the access to the pickleball courts. Also get a copy of the past HOA minutes to get a feel for the culture of that community and share that with your clients. Ask about future development plans. If the long-term plan includes the removal or modification of the pickleballs courts, your client will definitely want to know before purchasing! Last, request a copy of the budget for your clients and asking about anticipated special assessments. This will dazzle your clients and let them know you are there to protect them! HOAs offering well maintained pickleball courts can be brilliant for your pickleball-loving clients. Fully vetting the HOA will help your passionate clients understand exactly what they are getting, prevent any unsettling surprises and avoid potential mistakes. Plus, you’ll be revered for your top-notch service!

Look at the Option of Building a Private Court
If your clients are looking to add a pickleball court to their property, you’ll want to research all the applicable laws on their behalf. Check to see what noise ordinances will apply and whether the paddles hitting the balls and inevitable laughing of participants will likely violate those rules. You’ll want to see if there are any HOA rules or zoning restrictions that would prevent the additional of the court to the property. Last, ensure that the property has enough space without encroaching on the property lines. The last thing your clients want is a property dispute!

Long Term Goals
It’s no secret that most pickleball fans are older in age. While your clients may be obsessed with their daily pickleball game now, they could face mobility issues over time. Talk to them about getting a home that will be suitable for all their needs long term – including pickleball now and functionality later!
Your pickleball fanatic clients may find their dream home near a community court, in an HOA with such an amenity, or in a property with enough space to build their own pickleball court. What’s most important is that you are there to guide them and prevent them from making any major mistakes along the way.
I’d be honored to help you and your clients in any way that I can! Together, we can empower property owners and set them up for long term success.
