REQUEST APPROVAL TO ISSUE RFP 2025-128-ND FOR CONSTRUCTION,

MANAGEMENT, AND OPERATION OF PADEL FACILITY ON SURFACE PARKING LOT.

MBU RESOLUTION:


Miami Beach United does NOT SUPPORT converting a heavily used City surface parking lot into a sport facility.  


Adding the sport of Padel is a community benefit; however, this proposal seems to ignore the need for convenient, safe parking for Lincoln Road Mall shoppers and visitors. We encourage a comprehensive discussion between residents and businesses regarding this lot and others in order to find the best ways to positively impact Lincoln Road without taking away longstanding benefits of immediate parking nearby for office and other businesses. 


Further, we believe there must be a fuller, more transparent process before the City issues an RFP for a lease, which because it is under 10 years, does not require a vote by referendum. To proceed as currently proposed may also subvert the intent of the City Charter on the lease and sale of City land.   


We urge the commission to thoughtfully consider an alternative location, and to proceed with a full and transparent process which includes residents and business owners prior to issuing any RFP.

MBU RESOLUTION:


Miami Beach United SUPPORTS this ordinance. Our concerns that Eco charters were

exempted from the 9:00 p.m. city-wide curfew previously enacted are addressed by this

resolution.

ORDINANCE CREATING “THE HOUSING PROTECTION ORDINANCE,” BY AMENDING CITY CODE ENTITLED “RENTAL HOUSING,” BY AMENDING DIVISION 3, ENTITLED “TERMINATION OF TENANCY,” BY AMENDING SECTION 58-386, ENTITLED “WRITTEN NOTICE OR TERMINATION OF TENANCY,” TO REQUIRE RESIDENTIAL LANDLORDS TO PROVIDE AT LEAST 90 DAYS WRITTEN NOTICE TO THE CITY OF PROPOSED INCREASES IN TENANTS’ MONTHLY RENT PAYMENT OF TEN PERCENT OR MORE FOR SPECIFIED RECIPIENTS OF CITY SERVICES 



MBU RESOLUTION:


Miami Beach United DOES NOT SUPPORT this ordinance, which would require landlords with tenants who possess subsidized housing vouchers to give the city written notice when rents are increased by 10% or more. Although this sounds like a good idea, the process is unclear, and the action required by City staff may prove burdensome and have unintended consequences.

ORDINANCE AMENDING THE MIAMI BEACH EMPLOYEES’ RETIREMENT PLAN SO THAT FUTURE ELECTED OFFICIALS SHALL NOT PARTICIPATE IN THE CITY'S PENSION PLAN, BUT WILL BE IN THE DEFINED CONTRIBUTION RETIREMENT SYSTEM INSTEAD.

MBU RESOLUTION:


Miami Beach United SUPPORTS this amendment which provides for Elected Officials’

retirement by participation in a Defined Contribution Retirement System, while ensuring that any Employee who is currently participating in the Pension Plan on the effective date of this ordinance and is subsequently elected to office as an Elected Official without a break in service, may continue to participate in the Pension Plan.

WASHINGTON AVENUE RESIDENTIAL PLAN - COMPREHENSIVE PLAN AND LDR

AMENDMENTS INCLUDES VARIOUS AMENDMENTS TO THE COMPREHENSIVE PLAN RELATED TO PARKING (INCLUDING REQUIREMENT FOR MICRO-MOBILITY PARKING), FAR, HEIGHT AND DENSITY INCREASES FOR NON-TRANSIENT RESIDENTIAL PROPERTIES, MINIMUM LOT SIZE AND MAXIMUM RESIDENTIAL UNIT SIZE.


Miami Beach United does NOT SUPPORT this proposal. While we recognize that Washington Avenue definitely needs improvement and that redevelopment could play a part, we believe that such sweeping and significant zoning change requires a full Master Plan process that includes stakeholders and community outreach.

SPECIFIC TO RESIDENTIAL TENANTS (AND NOT JUST THE OWNERS) OF PROPERTIES THAT ARE THE SUBJECT OF A CITY LAND USE BOARD APPLICATION, I.E, WITHIN 375 FEET OF APPLICANT'S PROPERTY


Miami Beach United SUPPORTS this amendment which extends the already existing notice requirement to include tenants, not just owners, of properties within 375 feet of any property that is subject of a land use board application. MBU is committed to the rights of all residents to be fully informed on matters affecting their lives.
