CONSUMER PROTECTION ORDINANCE AMENDMENTS TO PROTECT RESIDENTIAL OWNERS OF CONDOMINIUM UNITS FROM PREDATORY PRACTICES BY DEVELOPERS BY REQUIRING PROSPECTIVE BULK OWNERS OF RESIDENTIAL CONDOMINIUM UNITS TO PROVIDE NOTICE OF THEIR ACQUISITION OF INTERESTS IN CONDOMINIUM PROPERTIES AND BY DEFINING "PROHIBITED CONTACTS FOR SOLICITATIONS,” AND PROVIDING FOR CIVIL PENALTIES AND ENFORCEMENT.

Miami Beach United SUPPORTS this groundbreaking legislation, written in conjunction

with the City Attorney and Inspector General, to protect Condominium owners from

aggressive or predatory buyout practices.

AMENDMENT TO ESTABLISH A MINIMUM VOTING THRESHOLD FOR THE RELEASE OF A COVENANT RESTRICTING TRANSIENT USES (6/7 proposed)

Miami Beach United SUPPORTS this amendment, which raises the threshold above a

simple majority (4/7) for reversal of any covenant restricting transient uses,

ORDINANCE AMENDMENT TO INCREASE THE WATER IMPACT FEES AND SEWER

IMPACT FEES IMPOSED BY THE CITY

Miami Beach United SUPPORTS this amendment as we believe in recalibrating and

enforcing development project impact fees to meet today's costs associated with

support, repair and replacement of critical public infrastructure. For nearly three (3)

decades, the City of Miami Beach has not increased the fees and in many cases waived

them all together for new projects. These impact fees must be adjusted to cover costs

associated with repair and replacement.

COMMERCIAL USE OF SINGLE-FAMILY HOMES. ORDINANCE AMENDMENT FURTHER RESTRICTING COMMERCIAL USES OF SINGLE-FAMILY HOMES BY PROHIBITING SPONSORSHIP OF EVENTS BY A FOR-PROFIT ENTITY AND PROHIBITING THE PROMOTION OF ANY PARTY EVENT VIA SOCIAL MEDIA

Miami Beach United SUPPORTS this resolution which further protects residential

quality of life by prohibiting for-profit sponsorship and commercial social media

promotion of events held in single family homes. Such events have serious detrimental

impacts on residential neighborhoods both in terms of noise and traffic.

AMENDMENT TO “NOISE” ORDINANCE TO PROVIDE EXEMPTION ALLOWING

COMMERCIAL ENTITIES TO UTILIZE PRESSURE WASHING EQUIPMENT UNTIL 11:59 PM ON THE FIRST FRIDAY OF EVERY MONTH TO ENHANCE CLEANLINESS IN THE CITY

Miami Beach United recognizes the need for large commercial grocery establishments to power wash their facilities outside of their operating hours, which often extend beyond the permitted hours for such activity. We would like to see this extension of hours be limited to large commercial facilities, perhaps greater than 5,000 SF, and stipulate a minimum distance from residential. We also think it would be good to do it on a trial basis for one year.

Miami Beach United strongly SUPPORTS this action. It is critical that Residents Right to

Know and MB Resident Connect features be functioning optimally to fulfill the City’s

commitment to provide timely information to our residents on issues which impact their

properties and lives.
