NAR Mandatory MLS Rules are being implemented 3/23/2022
The National Association of REALTORS® (NAR) Board of Directors approved several policy changes from the Multiple Listing Issues and Policies Committee for MLS adoption and implementation effective 2022.
According to NAR, the changes create greater transparency for consumers and “more explicitly state the spirit and intent of the NAR Code of Ethics and policies regarding information about commissions and broker participation in the marketplace.”

To comply with the mandated rules on Wednesday, March 23, 2022, MLSSAZ will begin implementing the following changes to Flexmls:

1) Co-Op Fee
  • Display of listing broker’s offer of compensation on MLSSAZ public facing website, and Flexmls individual reports. 
  • The ability to search FlexMLS by Co-Op fee will be removed. You are not permitted to filter listings to consumers based on the compensation being offered.
  • The Co-Op field will be available in IDX and VOW feeds. It is up to each broker/agent and their vendor whether that information is displayed on their website.
2) Address Required on Residential Listings
  • If no address, use the TAX id
  • If no TaxID, make sure the full legal description is included
3) You are not permitted to filter listings to consumers based on the name brokerage/agent.  
  • For example, you can’t choose to exclude specific company or agent’s listings.
4) Display of Listing Office contact Information on IDX Websites
  • Please note, the Broker Attribution rule requiring a participants IDX display to identify the listing brokerage name and email, or phone number will be implemented at a later date as the MLSSAZ continues to work in concert with Flexmls and the MLSSAZ Technology Committee for the best possible implementation.
