Clear Cooperation Update


After many months of analysis and deliberation across the industry—including MLS leadership; Association Executives; brokerages of all sizes; agents; multi-cultural partners; and fair housing, policy, technology, and legal experts—NAR has adopted a new MLS policy,


“Multiple Listing Options for Sellers.”

With this new policy:


  • A consumer will have the option to market their home as a “delayed marketing exempt listing.” This means a seller can instruct their listing agent to delay the marketing of their listing by other agents outside the listing firm through IDX or syndication for a period of time.


  • During the delayed marketing period, the home seller and the listing agent can market the listing in a manner consistent with the seller’s needs and interests. At the same time, the delayed marketing exempt listing will still be available to other MLS Participants through the MLS platform so they can inform their consumers about the property.


  • Each MLS will have discretion to determine a delayed marketing period that is most suitable for their local marketplace.


  • Listing agents representing sellers who choose to delay the public marketing of their listing must secure from their seller a signed disclosure documenting the seller’s informed consent to waive the benefits of immediate public marketing through IDX and syndication. Seller disclosure is required for both delayed marketing exempt listings and office exclusive exempt listings.

MLS FIELD UPDATES

NEW Club Membership field


We have added a new "Club Membership" field into the main fields. This will be a Yes/No option, that if Yes is selected, a remarks box will appear to enter details about the membership.


This field is intended for premier club memberships, and will make it easier to display this information without having to search in remarks (as well as make it more searchable).

Closed Riverwalk Listings


We have done a transfer of any Riverwalk listings Closed into the Area of Edwards as opposed to Riverwalk. If the listings used any of the Riverwalk Complex/Subdivisions, they were moved from Edwards into the area of Riverwalk for more accurate comps. We have removed all of the Riverwalk Complex/Subdivision options under the Area of Edwards to discourage the use of Edwards.


Please make sure to use Riverwalk in the Area field for Riverwalk listings.

DID YOU KNOW?

Remarks Field


Did you know you are able to search keywords within the Remarks field in the Quick Search?


If you’re looking for a specific feature, keyword, or detail that’s included in remarks but you need to "search by," you can do this with the “Add a Field” button in the Quick Search sidebar.


  • You will type “remarks”
  • Locate the Remarks field under Remarks.
  • Click on the field to add it to the sidebar.
  • You may then type your search term into the open field.

Run compliance on your own listings!


In addition, you can run a compliance check on your listings using the CheckIt tool from Listing Data Checker, our automated compliance tool. To use this tool, go into “edit listing."


Under “Scheduled Marketing Activities”, you will see the Check It tool. From there, a window will open with the violations highlighted in red.
