Park Place Master Plan Recommendations Workshop

 Join us at the Park Place Master Plan Recommendations workshop to share your thoughts on the recommended design framework for Gwinnett’s southwestern gateway! Your feedback will help ensure that the master plan reflects the needs and collective vision to make this community thrive.

The Park Place district generally surrounds the intersection of Park Place Boulevard and Stone Mountain Highway. As an important southern gateway to Gwinnett, this corner of the county is commonly known as Mountain Park, Snellville, or Stone Mountain.

Gwinnett County Mails 2025 Property Assessment Notices

The Gwinnett County Board of Assessors has mailed approximately 308,000 Notices of Assessment to residential and commercial property owners. These notices reflect the assessed property values as of January 1, 2025, and are not tax bills.

Key Points:

  • 84% of residential and 54% of commercial properties have updated values.
  • The notice includes:
  • 2024 and 2025 property values
  • Explanation of any changes
  • Estimated rollback rates for city, school, and county taxes (as required by House Bill 92)
  • Property owners have 45 days from the notice date to file an appeal if they disagree with the valuation.
  • Appeals can be submitted online, in person, or by mail.

MPCA Accomplishments

Five Forks Trickum Adopt-A-Road Clean Up Event

We had an excellent turnout, and a productive cleanup on 5 Forks Trickum Rd. in Mountain Park. We had enough people to have three groups at different locations, 11 people collected: 15 bags of trash, including some plastic scrap, steel scrap, some car wreckage debris, pvc pipe and an industrial tow strap and ratchet.

Recent Land Use, Building, and Development items in the Mountain Park area

(INCLUDING requests for Zoning, Re-Zoning, Variance, Waiver, Special Use Permit)

100 Block of Harmony Grove Rd Re-Zoning Application

A Re-Zoning application has been submitted for a proposed development of 17 homes next to Camp Creek and a 100 year flood plain. Re-Zoning to R-60 is being requested along with the waivers:


  • Reduce horizontal centerline road radius from 181 feet to 100 feet, as shown. (UDC 360-60.3)
  • Waive requirement for sidewalks along the abutting external street. (UDC 360.90.2B)
  • Waive stub street connection to Jennifer Lane. (UDC 360-20.2.F.2)


The Letter of Intent indicates the homes will be approximately 2,800 sq ft and will be constructed of high-end materials including brick and stone.

A Public Participation meeting was scheduled on June 9th at 6:30 pm.

Variances on Cole Dr denied on June 10th

On Tuesday, June 10th, at the Gwinnett County Zoning Board of Appeals our fellow neighbors spoke out in opposition to 4 variance applications related to the same building structure at 769 Cole Dr. Some key points in their opposition included:


  • Noise disturbances from late-night events (weddings, parties).
  • Negative impact on property values and neighborhood harmony.
  • Lack of transparency and poor communication about the variance process.
  • Traffic and safety concerns, especially related to drinking and driving.
  • Violation of zoning laws, as the property is zoned residential but used for commercial-like events.
  • Livestock on the property, which some felt was inappropriate for the area.
  •  Multiple neighbors emphasized the disruption to their lives, especially those working night shifts or with children.
  • Concerns about signage and public notice for the variance were raised.
  • Our state representative, Dr. Jasmine Clark criticized the confusing and opaque process.


The Zoning Board of Appeals unanimously denied the variance requests (5-0 vote), citing that granting the variances would cause substantial public harm and that the applicant had not demonstrated unnecessary hardship.
