Five Forks Trickum Rd is getting an Overlay!

What's next for the Mountain Park community? CBD shops, auto repair, storage facilities, drive thru restaurants, and gas stations?



Don't care? Then say nothing and it will happen on Tuesday when the BOC votes it in! Or take this survey now and MPCA will share your opinion.

The Five Forks corridor including the three shopping nodes at Rockbridge Road, Killian Hill Road, and Oak Road are now under review by Gwinnett County for a Commercial Overlay. What does this mean? It is an added set of zoning rules created to preserve the character of this area. Local residents can decide, do we want more CBD shops and fast-food drive thrus? Or do we want to encourage more pedestrian developments, architecture, and streetscape character? The current proposal would extend and include all of Five Forks Trickum Road from the Kroger shopping node at Rockbridge Road to the Publix node at Killian Hill Road to the Kroger shopping node at Oak Rd, and will only affect the non-residential, or commercial areas along the following roads:

Killian Hill Road

Rockbridge Road

Old Tucker Road

River Drive

Dogwood Road

Oak Road

Tom Smith Road

Bowers Road

Five Forks Trickum Rd is getting an Overlay!

Purpose & Applicability

·        

·Applies to non-residential, townhouse, mixed-use, and multifamily properties within the overlay boundaries.

·        Standards apply to new construction and to redeveloped/refurbished sites (as determined by the Planning Director).

·     Overlay standards supersede base zoning if conflicts arise.


Applies to specific roads in the overlay, including:

·        Five Forks Trickum Rd

·        Killian Hill Rd

·        Rockbridge Rd

·        Old Tucker Rd

·        River Dr

·        Dogwood Rd

·        Oak Rd

·        Tom Smith Rd

·     Bowers Rd.



Transportation & Infrastructure


·        Interparcel access required between adjacent tracts (unless infeasible).

·        All new utility lines underground.

·        Sidewalks required along rights-of-way and within developments; minimum 4 ft wide.

·        Amenity pads (2 ft x 8 ft) for benches, planters, trash containers at intersections, transit stops, and school bus stops.

·        Pedestrian amenities required along transit routes.



Streetlights

·        Decorative streetlights required along public rights-of-way.

·        Staggered placement, 150 ft on-center, both sides of roadway.

·        Max pole height: 40 ft (smooth black pole, cobra head fixture).

·

Greenways

·        Projects abutting greenways must provide multi-use path connections for pedestrians and cyclists.

·

·        Must comply with Gwinnett County Trails Master Plan.


Landscaping

·        20 Tree Density Units per acre for non-residential development.

·        At least 50% of trees must be 3-inch caliper or greater.

·        Landscape islands every 15 parking spaces.

·        10-ft landscaped strip between roads and parking lots.

·        Street trees required (3-inch caliper minimum), spaced 50 ft on-center or grouped at 120 ft.


Parking & Accessory Structures


·Large retail (>125,000 sq ft): 10% of parking must use porous/grass paving.

·        Up to 25% compact spaces allowed (min. 8 ft x 17 ft).

·        Parking in front limited to 10% (one double row max).

·        No more than 30% of parking on sides; majority must be to the rear.

·        Primary building facades must face the street, within 70 ft of ROW, with sidewalk connections.

·        Bike racks, benches, trash receptacles required.

·        Shopping cart corrals must be decorative.

·        Vending machines must be indoors.

·

 Signage & Temporary Uses

·        Must comply with Sign Ordinance, but with stricter limits:

o No billboards or oversized signs.

o  Only monument-style ground signs (brick, stone, stucco, wood, or metal).

o  Canopy/awning signs limited to 15 sq ft per frontage.

o  No blinking, neon, inflatable, or temporary signs.

o  Peddlers prohibited


Architecture

·        Must conform to Gwinnett County Architectural Design Standards and UDO Design Guidelines.

·        Building plans require Director approval before permits.

·



Prohibited / Restricted Uses (require Special Use Permit)


NOTE: The verbiage of Prohibited is strike through and changed to SUP


·        Smoke, novelty, or CBD shops

·        Vehicle rental services

·        Vehicle repair, service, and body work

·        Vehicle sales and related services


Based on the Agenda Package the wording originally prohibited the above establishments. This is replaced with allowing these businesses with a Special Use Permit.

Do you feel we need more gas stations along Five Forks Trickum Rd? (gas stations already require a Special Use Permit, but based on survey results so far, the community prefers them to be prohibited)

The Rowen subdistrict overlay has 41 prohibited business type uses! This shows that we can have other business types prohibited next to our neighborhoods!

Glenn Club Dr Apartment Development BOC Hearing

The Glenn Club Dr apartment development rezoning application was presented before the Board of Commissioners in September. Below is a summary of the outcome


  • Case: REZ-2025-13; applicant ECG Acquisitions, LLC; owner Michelle L. Tilghman.
  • Location: 1935 and 1975 Glen Club Drive, about 500 feet north of Highway 78; District 2, Commissioner Kuh.
  • Request: Rezoning from C2 to HRR for multifamily development on 4.29 acres with 182 units (density 42 units/acre).
  • Site context: Area contains mixed multifamily, institutional, and commercial uses; multifamily properties lie to the north and east.
  • Plan consistency: Site designated Urban High on the 2045/Unified Plan; HRR zoning and multifamily are identified as appropriate for this designation.
  • Project layout & access: Two multifamily buildings; walk-up ground-floor units facing Glen Club Drive; two vehicular entrances (north and south); underground stormwater management.
  • Amenities & design: Fitness center, outdoor seating, small green spaces, dog-walking areas; materials include brick, stone, and fiber cement; architectural features include articulated parapets, projecting/recessed facades, and balconies.
  • Variances and waivers: Original application included three variances (connection, pedestrian circulation, EV charging) and a planting-area waiver; applicant subsequently withdrew all variance and waiver requests and proceeded only with the rezoning.
  • Staff and commission positions: Staff and Planning Commission recommended approval with conditions and denial of variances and waivers.
  • Board action: Motion to approve the rezoning with Planning Commission recommended conditions while denying all variances and waivers passed unanimously.

Scenthound Snellville's Annual Halloween Bark Bash

10th annual Yellow River Trash Bash!

Hello Friends of the Yellow River! 


The Yellow River Water Trail is excited to announce the upcoming 2025 Yellow River Trash Bash, on November 15, 2025. We hope you can join us again, so please mark your calendar.


We are looking for Volunteers 15+ years old; to help pick up litter at 7 locations near the river or road bridge crossings.

We are partnering again with Gwinnett Clean & Beautiful, Gwinnett Dept of Water Resources, Gwinnett Parks & Rec, Georgia Adopt-a-Stream, and Volunteer Gwinnett.


Meet at the Yellow River Park Pavilion at 8:30 to get signed-in and supplies.

9:00 Everyone heads to their site

9:30 Arrive at your site and begin cleanup

11:00 put all your trash bags in 1 or 2 piles, take pictures, collect supplies 

11:30 Everyone heads back to the Park

12:00-1:00 LUNCH and giveaways

Enjoy the rest of your day feeling accomplished, tired and happy.


We will focus on Park cleanups, Road Cleanups near the Yellow RIver, and several riverbank sites next to the river cleanups.

We plan to have Pizza's/Hotdogs afterwards.

We're hoping to have some Give-aways too.

 

Would you be interested in being a Site Leader, to lead a group pf 4-8 at a Cleanup Site?

Leaders can also choose a site they care about, if they wish. 

Do you know someone who would like to lead a small group for a couple hours?  

Please let us know.


Also welcome are self-contained groups like Work, School, Scout, Church groups; we can assign the whole group to a site.

Our total annual Cleanups over the prior 9 years have collected 57,700+ lbs of trash and over 100 tires. Our Volunteers have prevented a LOT of litter from getting to the Yellow River and Jackson Lake, and the Atlantic Ocean.  Let's make this year's event the BEST!
