A message from the President

Happy August, Mid-Valley Association of REALTORS®:
 
So much has been happening at the Executive Level of both the MVAR® Board of Directors & the Community Foundation Board; I am sure by now, you’ve noticed two campaigns that we are asking for your support in.
 
The first, we are asking you to consider investing in RPAC. Since 1969, the REALTORS Political Action Committee has promoted the election of pre-REALTOR candidates across the United States. Did you know that RPAC is a one of a kind political group formed by Realtors, managed by Realtors, with a focus solely on issues that are critical for Realtors and Homeownership.
 
One of the most common questions we get when it comes to funding of RPAC dollars, comes down to party line support. RPAC contributions go towards electing and promoting pro-REALTOR® candidates regardless of their political affiliation, but based solely on their real estate issues.
 
Ultimately, RPAC protects your business from unnecessary regulations, fees and ensures safeguarding the future of our industry, our profession and the dream of homeownership.
 
The Community Foundation has been hard at work in creating the 2021 Y Challenge. Now, through December 31st, the MVAR® Community Foundation will match up to $10,000 of donations received to support the Y’s journey to serve our community.
 
BIG things are happening for MVAR® in 2021, between spearheading involvement in our local communities and ensuring the dream of homeownership is alive and well- I am proud of the movements our association is creating, building and championing. Your continued support never ceases to amaze me.

PROPOSED BYLAW AMENDMENTS
 
The Board of Directors at their annual retreat/planning session earlier this year assigned a task force committee to review the current Bylaws of the Mid-Valley Association of REALTORS®. Extensive work sessions resulted with a full Board Review of the recommended changes at the July 12, 2021 Board of Directors Meeting. The Board of Directors on July 12, 2021 approved unanimously the recommendations received for review and vote by the REALTOR® membership.

The above Proposed Bylaw Amendments will be presented to the REALTOR® members at the General Membership Meeting scheduled August 11, 2021 at 8:30 AM for a vote.

A message from the Community Foundation

The MVAR® Community Foundation is headed into an exciting adventure as we partner with the YMCA building project for the new “Y” and our community. 

They serve our community – not just Salem; they serve infants to elderly; workouts to meetings; needy to wealthy; city life to rural living; and have a great love for anyone who comes to them.  I always think of the “Y” as a place to swim and workout; but I am learning it is much more than just a gym or fitness source.  They provide childcare for impoverished families; a place to seek refuge; a place for guidance and hope.

Our MVAR® Community Foundation “Y” challenge is well on the way to the $10,000 goal.  As of today we have raised a total of over $1,500 (compliments of MVAR® members and Geneva’s “Sidewalk Talk” event) and a commitment for another $2,000 from another charitable foundation!!  We have an unprecedented opportunity to be part of something historical and futuristic. 😊

REALTOR® and Affiliate Members – we challenge you to help us raise $10,000 to be matched by MVAR® Community Foundation. Come on – you can do it!  What a unique opportunity to share with your children, grandchildren and your clients – I contributed to the new YMCA building – a pillar in our community!

Geneva Financial will be sponsoring “Sidewalk Talk” for the next few months every third Thursday at 388 State Street (in the alley) from 4:00 to 6:00pm where they will provide a time for mingling, snacks and beverages.   The last event was a blast -  Jazz music, friends, laughter and donations for our foundation to give back to our community.

I also want to remind all of you we will be doing the MVAR® Community Foundation dessert auction at the new and improved Awards Banquet and Installation Dinner. Details to follow – a “black and white” event – post - COVID – celebrating you folks in our industry.

Commercial REALTOR® Member Resources
NAR Research anticipates that sales and commercial leasing will continue to expand in 2021 and more strongly in 2022 Sustained job creation, more consumer spending, and the continuing return of the workforce to the office underpinned the commercial real estate market's recovery across all property sectors in the first half of 2021.

Commercial sales transactions during the first half of 2021 Up 34% from one year ago.
The largest increase was of hotels, where acquisitions were up 253% from one year ago. Investors have been acquiring some hotels for conversion into multifamily housing as documented in NAR’s Case Studies on Repurposing Vacant Hotels/Motels into Multifamily Housing.

The Professional Standards Training is scheduled Wednesday, August 18, 2021 from 8am-noon. The instructor for the class is Jan Ellingson.
 
This course is designed for members of Local and State Grievance Committee, Professional Standards Committee, Board of Directors and anyone interested in understanding the dispute resolution methods available through the National Association of REALTORS®. Attendees will understand their specific duties for the positions they hold and be able to navigate the process like a pro. This course gives 4 hour CE credit in Oregon and satisfies the Code of Ethics requirement.

MVAR® will cover the cost of this class for members interested in serving on the Professional Standards/Grievance Committee.

Don't forget - REALTORS® are required to complete Code of Ethics training of not less than 2 hours, 30 minutes of instructional time. The training must meet specific learning objectives and criteria established by the National Association of REALTORS®. Below are the cycle dates for the Code of Ethics Training Requirement. Speaking of busy, your association has been hard at work with the Mid-Valley Association of REALTORS® Community Foundation 2021 "Y" Challenge. The Foundation will be matching up to $10,000 of the Association Member's contributions to support the next 100 years of the YMCA. You can help by making a donation now!

License Expiration on a Weekend? Don’t Wait Until the Last Minute
Does your license expire in any of the following months: July 2021, October, 2021, April 2022, July 2022, or December 2022? License expiration dates are always the last day of the month. Anytime your license expiration date is on Saturday or Sunday, we suggest you start your online renewal application in eLicense before the weekend. That way, if you have questions during the application process, there is time to contact the staff at the Oregon Real Estate Agency for help during business hours.
