Hello REALTOR® Family
As I write this newsletter article it is evident that Summer has finally arrived! It's Hot out there! How are you staying cool this Summer? Hanging out in your air conditioned home? Floating the river?   I didn’t have central air conditioning until about 5 years ago. Now I wonder how I ever managed without it! Yes not having air conditioning allowed me excuses like, It's too hot to cook so let's go out for dinner, and let's go shopping after work because the mall has air conditioning etc…
Last Sunday I made Blueberry and Marion Berry Jam so I was thankful to be able to stay cool while canning. Those of you who know me know that I process about 20 gallons of salsa each year from veggies I grow in my garden and again it's much more enjoyable with air conditioning. 
Now onto what is happening at MVAR . We had a great July membership meeting. Our attendance was great considering we usually take July off. Ronda Wymore shared with us valuable information and statistics as well as how to access certain reports/statistics to share with our customers.   Thank you to all of you who attended and participated. As we head into August I want to express my gratitude for your continued support  and grace toward our association as we continue to navigate the Covid-19 Pandemic.   We are committed to continue providing our members with virtual educational opportunities until we can meet in person again. Government Affairs Update
After taking a break in July, the MVAR Government Affairs Committee will reconvene via Zoom on August 4 th to discuss local races in the November General Election.  In late August and early September, volunteers of the MVAR Government Affairs Committee will interview candidates, as well as create opportunities for MVAR Members to hear more about candidates running for election in their area. Recommendations for which candidates to support will be brought to the MVAR Board of Directors at its September meeting. The following seats are within MVAR’s jurisdiction and are up for election this year:

A message from the Professional Development Committee

This month our virtual General Membership Meeting on August 12 th (8:30am-10:00am) will feature a special presentation on Fair Housing . I believe we can all agree that Fair Housing is a topic we as REALTORS® need to continually learn and refresh on. Our guest speaker presenting on Fair Housing is Debra Gisriel . Debra serves as the Managing Principal Broker of eXp Realty, LLC., a board member for the Oregon Real Estate Agency, a past President of the Oregon Association of REALTORS, and serves on the local Housing Authority for Klamath County where she is a Principal Broker.
We as REALTOR® members have the duty beyond our moral obligation to uphold the NAR Fair Housing Declaration. One of the top declarations state we as members agree to, “Keep informed about fair housing law and practices, improving my clients' and customers' opportunities and my business.” Please join us at the August General Membership Meeting to do just that!

Do you want to find out what wealthy real estate professionals do that most of us do not? If so, then you'll want to attend this August 13th 9:00 am virtual webinar to find out. Doug Marshall, CCIM, the award winning author of Mastering the Art of Commercial Real Estate Investing , will be sharing with us the surprising results from a recent survey of real estate professionals. More importantly he will reveal five obstacles we need to overcome in order to achieve financial freedom.

There will also be a live one hour webinar on Electrical Issues and Regulations on August 27 th 12-1pm presented by Vaughn Foulger , Owner of Zap Electric . Vaughn will be going over common electrical issues and repairs that often come up in Real Estate transactions.

A message from the SARCF dba: MVAR Community Foundation Board

I hope you all have been able to enjoy the beautiful weather that we have been having while finding ways to stay cool!
Our Community Foundation Board has been staying busy getting prizes ready so that we can launch our Annual Raffle Drawing . This is one of my favorite fundraisers that we do because it gives our board the ability to connect with others in our association that we may not talk to or see on a regular basis as well as meet new members of the association. With the funds raised we will be able to approve grant requests from local non-profits as well as raise money for the MVAR Annual Children's Christmas Party . We are looking forward to start selling raffle tickets soon online and in person.
Be sure to be on the lookout for when we launch raffle ticket sales!

What a great year this has turned out to be – Covid-19 and all!     
Business is booming; the weather is amazing; we have finally been able to connect with our friends and colleagues; and the Special Events Committee has been trucking along!   
We absolutely want to celebrate our REALTOR® and Affiliate Members with an event but need to see how the “gathering rules” play out as we head into Fall.   It’s a great idea to create your own “special events” so we can encourage one another and make memories.

Our professional staff has returned to the office working normal business hours 8:00 am - 4:00 pm Monday through Friday . We do have some procedures in place if you choose to frequent the office. We ask that you call ahead , so we know you are stopping by. Our doors are locked to the general public during business hours for protection of all those concerned following the guidelines of COVID-19! With your appointment we will ask you to wear a mask to make entry into our lobby. Our staff will be taking precautionary measures wearing a mask as well.

National Association of REALTORS® Research Group

The Commercial Real Estate Trends & Outlook Report discusses trends in the small commercial market (transactions that are typically less than $2.5 million) based on a survey of members of the National Association of REALTORS® engaged in commercial real estate about their transactions in the second quarter of 2020.
Across the multifamily, industrial, office, retail, and hotel sectors, REALTORS® reported a decline in sales and leasing transactions, a decline in sales prices, and an increase in vacancy rates, with retail and hotel suffering the heaviest blow from the coronavirus pandemic. Industrial and multifamily remain as the strongest legs of the commercial real estate market, in both transactions for structures and land. The office market is also impacted, but it is in the middle of the pack in terms of the impact. Click here for the full report.
CMBS Relief Legislation Introduced

On Wednesday, July 29, Representatives Taylor (R-TX), Lawson (D-FL), and Barr (R-KY) introduced  H.R. 7809 , the "Helping Open Properties Endeavor (HOPE) Act," which provides economic support for the commercial real estate market in response to the COVID-19 pandemic. NAR sent the sponsors a letter of support and thanks. The HOPE Act creates a federally-backed commercial lending facility to assist commercial mortgage-backed securities (CMBS) borrowers which have been negatively impacted by the pandemic. The delinquency rate for CMBS borrowers in June hit 10.32%, nearing the all-time high set in 2012 during the recession. The hotel and retail sectors have been hit especially hard, with delinquency rates of over 24% and 18%, respectively.
The HOPE Act assists these businesses by providing financial assistance for commercial mortgages. Guaranteed by the Department of the Treasury , the HOPE Preferred Equity lending facility will prevent commercial foreclosures and ensure that those businesses will survive to rehire their employees and assist in the country's economic recovery. NAR's Federal Advocacy Responses to COVID-19 - July 24, 2020
NAR’s Federal Advocacy team has been working closely with Congress and the Administration to ensure the interests of REALTORS® and their clients are protected in any federal action in response to COVID-19. We are also in constant communication with industry partners to ensure there remains a united front defending the real estate industry and minimizing transaction disruptions during these very difficult times.

National Association of REALTORS®

What:  The National Association of REALTORS® , “ The Voice for Real Estate, ” is America’s largest trade association, representing 1.3 million members, including NAR’s institutes, societies, and councils, involved in all aspects of the residential and commercial real estate industries.

Who:  Our membership is composed of residential and commercial REALTORS® , who are brokers, salespeople, property managers, appraisers, counselors, and others engaged in all aspects of the real estate industry.
