A message from the President
Well, it has been another “crazy month”. I am sure many of you, like me, are getting tired of starting your conversations with phrases like that. Between changes in COVID protocol, ice storms and political uncertainty… it feels like most of our lives these days are about adapting and pushing ahead, regardless of the challenges.
I wanted to take a moment to recognize MVAR staff’s relentless effort to accomplish their key work despite these difficulties. Whether shifting training or meetings, balancing deadlines in the face of communication hurdles, or even coordinating repairs and cleanup of the property the past couple of weeks, our staff has risen to the challenge. We are fortunate to have Jean and her team making things happen on our behalf.
I was also inspired, again, by how quickly many REALTORS® stepped up to support their neighbors and colleagues during the recent power outages. While many of you may compete in your businesses, there is no doubt that in the end we are all in this together.
Next month, I hope to report on the Board’s final planning session as we continue to review member feedback and work to create ways to provide additional value for our overall membership. Maybe, just maybe, I will be able to start with, “wow, what a boring month!”

Dues for 2021 remain the same MVAR $149.00, OAR $285.00 and NAR $185.00. Total $619.00 payable by January 1st, 2021.
A $50.00 late fee has been assessed February 1, 2021 for unpaid dues.
7 Billing Notices have been sent out since October 28, 2020 via email to members with open invoices from payments@midvalleyassn.realtor . If you have not received notice, please contact staff to ensure your contact information is up to date.

A message from our "new" Willamette Valley Governmental Affairs Director
Many of you met me while I was the Regulation Division Manager for the Oregon Real Estate Agency during presentations on how to be compliant with licensing law and “staying out of trouble”. Now, I am excited for the opportunity to work directly with you as your new Government Affairs Director.
During the month of February, I was fortunate to overlap with Holly Sears for this transition to be as seamless as possible. I am grateful to Holly for sharing her incredible knowledge. While it has felt like I was drinking from a fire hydrant of wisdom, her mentorship quickly brought me up to speed on local issues and how I can best serve you.

MVAR® Government Affairs Committee Meeting
Tuesday, March 2, 12:00-1:00pm via Zoom - Topic: “Our Salem” Project, important local issues updates
The City of Salem is working on the multi-year project to update the Salem Area Comprehensive Plan through the “Our Salem” Project, which guides future growth and development in the Salem area. It is especially important for MVAR® members to be engaged in this next phase of the process this spring, as the goals that will be adopted will lay the foundation for the changes to the Comprehensive Plan itself. Furthermore, it is vital that the City receives REALTOR® input during all stages of this multi-year project, as the Comprehensive plan sets the stage for all future growth and development in Salem over the course of the next several years.
March 10, 2021 Virtual REALTOR® Day at the Capitol
REALTOR® Day at the Capitol is all-virtual this year! During this free event, you will hear about legislative issues critical to REALTORS® and meet in virtual groups with a select number of legislators.

The Real Estate Forecast Summit, will provide an outlook on the changing commercial real estate market. NAR Chief Economist and SVP Dr. Lawrence Yun and Nariet SVP of Research and Economic Analysis Dr. Calvin Schnure will be featured speakers.

Weekly Retail Update
In a year like no other and dramatically impacted by COVID-19, the economy sank into a recession. The combination of increasing virus cases, stay-at-home orders and business operation limitations led to significantly reduced retail brick-and-mortar foot traffic and as a result, substantial retail store closures and significant decreases in retail employment. Although many retailers permanently shuttered, many shift channels to focus on e-commerce for which was already accelerating. As the pandemic progressed, more and more shoppers turned to online shopping.

According to WVMLS, as of February 24, 2021, Silverton currently has 7 "active" residential listings on the market, with 33 "pending/act/under contract". Only 1 "active" multi-family.
We have 7 "active" bare land listings, with 2 "pending/act/under contract". Additionally, Silverton has 6 "active" commercial listings, with only 1 "pending/act/under contract". - Trudi Schmidt, North Willamette Council Chair.
REALTORS® are required to complete Code of Ethics training of not less than 2 hours, 30 minutes of instructional time. The training must meet specific learning objectives and criteria established by the National Association of REALTORS®. Below are the cycle dates for the Code of Ethics Training Requirement. Training must be completed at anytime during these established cycles.
Please note failure to complete training during any cycle will lead to suspension of membership per the National Association of REALTORS® for the January and February immediately following the cycle deadline, with termination of membership starting March 1 after the cycle deadline.
Current Cycle = January 1, 2019 to December 31, 2021
Great news for the Detroit City community. Detroit City Council approved at a Special Meeting on February 22, 2021 the purchase of a temporary water plant to provide water to the residents and community of Detroit, Oregon. The City of Detroit has been without water since the wildfire on Sept. 8, 2020. The treatment equipment from Westech Technologies is scheduled to be delivered to the City on Friday, February 26, 2021. The coordination efforts are occurring for installation with contractors and if all goes as planned with the anticipation of water flowing to the City of Detroit by March 19th. - Gina Audritsh, North Willamette Council Chair

Discovering Commercial Real Estate

A Message from the Executive Officer
Hello REALTOR® and Affiliate Members,
February certainly brought us a few more surprises! So many in our community lost power, phones, internet and more. Your association weathered the storm with minor damage to our office from neighboring trees. We are forever grateful for Tims Choice Construction, LLC who repaired the 7 holes in our roof from branches and Green Acres Landscape for quickly arriving to clean up the debris. Thank you to both businesses for coming to the rescue!
What can we do for you? Do you have a question, suggestion or concern? Our professional staff is here to assist you by phone, email or in person Monday - Friday 8:00am - 4:00pm. The first two months of 2021, staff (Cheryl and Deborah) responded to double the calls normally handled day to day in addition to the daily communications by email. They have been quick to answer questions, direct members to additional resources, and clarify any concerns members have shared with them. I am thankful for their positive and professional interactions with all members.
Your association is always looking for members to be involved on one of our committees. We would encourage you to connect build your network and support the work we do for you and other members including advocacy, continued educational courses, special events planning, and fund raising to give back to our community on your behalf. Professional Development
Purpose: Provide opportunities to REALTOR® members to increase their knowledge, skills, and professionalism in order to better serve their
clients and customers. Recommend and review education topics, courses, and instructors for live instruction, webinars and designations.

Special Events
Purpose: Develops social functions that bring REALTOR® and Affiliate Association members together in a social atmosphere. Plans community service projects. Collaborates with the Community Foundation Board to organize the Children’s Christmas party, MVAR Awards Banquet, Annual Member Appreciation BBQ, Soup Wars, food drive and other community efforts. The committee plans for assignment of activities, recruits volunteers, and coordinates other actions necessary for successful events.

Government Affairs / RPAC
Purpose: Respond to legislative and political issues of concern to the real estate industry. Interviews candidates for office and assists in
determining support from the Association for local elections. Recommends and facilitates RPAC fund contributions to local candidates and
recommends and facilitates Issues Mobilization fund contributions to local issues and efforts.
Meeting Schedule: The first Tuesday of each month, 12:00 pm at the MVAR office or Virtual.

Professional Standards and Grievance

Construction Contractors Board (CCB) Homeowner Newsletter Is a Resource for
Real Estate Professionals
To help consumers perform successful home improvement projects, the CCB has created Tools and Tips, an electronic homeowner newsletter. In the coming months, the newsletter will cover topics such as:

- In a Dispute With a Contractor? What to Do
