Affordable Housing for Camden Families - Renovations Begin
Cooper Plaza Townhomes has provided affordable housing to the residents of Camden, New Jersey for decades and recently broke ground on significant renovations to preserve and modernize the 64 town homes.
MaGrann Associates is the Green Building Consultant for the project.

The redevelopment is being financed by the New Jersey Housing and Mortgage Finance Agency, the New Jersey Department of Community Affairs and Camden County. The developer, The Michaels Organization, is leading the charge.

"We have a long history of supporting affordable housing in Camden. We are proud to participate in another project that is helping those who need it most," said President and CEO Rich Selverian.
Habitat for Humanity Project Breaks Ground in Philadelphia
Habitat for Humanity Philadelphia broke ground at Oxford Green on May 10, 2019. Located at 23rd and Oxford Streets in the Sharswood neighborhood of Lower North Philadelphia, Oxford Green will consist of 20 affordable homes. They will be available for purchase to families in Habitat’s Homeownership Program.

This project is a pilot for Habitat's Neighborhood Revitalization work. The organization plans to build new homes, repair old ones and advocate for the Sharswood community over the next five years.

Oxford Green is a partnership between HUD, Philadelphia Housing Authority and Habitat for Humanity. The homes are pursuing ENERGY STAR certification with the help of MaGrann Associates.

Historic Clean Energy Bill Signed in DC
The mayor of Washington, DC, Muriel Bowser signed the Clean Energy DC Omnibus Amendment Act of 2018 earlier this year, committing to the use of 100% renewable electricity by 2032.

The signing contributes to Mayor Bowser's Clean Energy DC plan which also plans to double the required amount of solar energy in the District, make energy improvements to existing buildings and require emissions-free public transportation and privately owned vehicles by 2045.

MaGrann Associates looks forward to continuing to work with the District to make buildings better.

Final Code Compliance Documents Published for Philadelphia
The City of Philadelphia's Depa rtment of Licenses and Inspections has published final versions of the Residential & Commercial Energy Code Compliance documents.

The Commercial and Residential guidance documents offer substantive information and clear expectations as to how L&I plans to enforce the new energy codes. Documents can be accessed through the buttons below.

How to Attract Millennial Home Buyers
NAHBNow
Millennials are now the largest generation at approximately 79 million strong — surpassing baby boomers by about 4 million. Of those 79 million, 52% are contemplating homeownership, while 37% prefer the flexibility of renting.

So how can builders attract more millennials into purchasing a home?

An IBS education session entitled “ The Big Move: How to Get Millennials Out of Rentals Into the Home Buying Market ,” explored solutions to attracting millennials to the marketplace through affordable housing options and demographic-specific marketing. Speakers included Alaina Money-Garman of Garman Homes & Fresh Paint by Garman Homes, Allison Paul of Lessard Design, and Ryan White of Dahlin Group Architecture Planning.

Upcoming Code Presentations in Pennsylvania

Calling all Building Industry Association (BIA) of Philadelphia members! The BIA is hosting a Presentation/Training on New Code Implementation with L+I. The session will provide an overview of new L+I compliance documentation necessary to attain the Certificate of Occupancy, will review the new forms and guidelines and will help builders, developers, architects, engineers and permit applicants appropriately manage costs.

Get Ready for Zero Energy

The fun of working with sustainable buildings is that our industry is constantly changing. We are smack dab in the middle of a market transformation – and as in all transformations the middle does not look like the beginning or end. Right now I believe we are moving away from prescriptive green certification programs and reaching a more mature market where sustainable design and construction are the norm. New performance based standards and outcomes are being pursued like Net-Zero Energy and Carbon.

I built my first net-zero energy home over 7 years ago in my Arizona based Habitat for Humanity days. I am so excited to now be supporting the DMV Net Zero Energy Coalition that has recently formed in the DC metro area. This group of passionate and highly skilled professionals is helping guide our industry to the next stage of high performing buildings.

Stay tuned to hear more about the exciting work that will be coming out of this coalition. As a teaser I will leave you with this – what is the aesthetic of low energy buildings? (Hint: There is one and it has patterns!)
