Branch Village Transforms Neighborhoods and Lives in Camden
The Michaels Organization has been lifting lives in Camden, NJ for over 20 years and Branch Village is the latest example of this commitment. This project, consisting of 255 units of townhomes and low rise multifamily, was built over five phases rolled out from 2017- 2021. Project costs totaled $120 million, funded in part by Low Income Housing Tax Credits awarded by New Jersey Housing Finance Agency.

MaGrann was proud to partner and work on this project achieving ENERGY STAR and Enterprise Green Communities certification.

Affordable Adaptive Reuse Development in CT Reimagined
Yale Acres is a 1950’s affordable housing development of 47 multi-unit buildings totaling 162 homes in Meridien, Connecticut. These buildings were long past their prime and in 2018, the Meriden Housing Authority secured state funding to renovate and expand the homes to bring them up to modern standards.
MaGrann Associates served as the energy consultant and HERS rater to the project. We worked with the Meriden Housing Authority, the architect, Landmark Architects, and the prime contractor, Carabetta Companies, to ensure energy efficiency strategies were incorporated in the design and renovation of the buildings.
All the homes were comprehensively rehabilitated in the project. New energy-saving features include ENERGY STAR windows, spray-foam insulation, geothermal heating and cooling, LED lighting and ENERGY STAR appliances. Solar shingles were installed on the roofs of the buildings to offset electricity use and these homes now boast an average HERS score of 25!

New Jersey's Energy Efficiency Program Transition
Major changes are underway in New Jersey as the state restructures implementation of utility rebate programs from the NJ Clean Energy program (NJ CEP) to the state's utility companies.

The Residential New Construction program will remain under the NJ CEP while existing building programs will be managed by local utilities.

First County-Level BEPS Policy Proposed in the Nation
Legislation for Building Energy Performance Standards (BEPS) has been transmitted from the Maryland Montgomery County Executive to the County Council. MaGrann is proud to have participated in the stakeholder workgroup for development of the first county-level Building Energy Performance Standard in the country, establishing a minimum threshold on energy performance on existing buildings.

Congratulations to all the staff at Montgomery Country, MD who worked to develop this framework. We look forward to working with our clients to implement these standards and with other local governments to adopt their version of this new policy tool.
