EPA Partner of the Year - Sustained Excellence Award

We are honored to have once again been recognized with an ENERGY STAR® Partner of the Year Sustained Excellence award! MaGrann has been a proud partner of ENERGY STAR since its inception and certified nearly 1,700 ENERGY STAR homes in 2023, for a total of more than 57,000 homes and apartments since 1997. Congratulations to all the award winners for their impressive contributions to high-performance housing.

Passive House Project Breaks Ground in Queens

The Grace’s Place project team celebrated a groundbreaking event in Far Rockaway, Queens, NY. This 9-story, 82-unit mixed-use project is developed by Brisa Builders and designed by Paul A. Castrucci Architects. The building will include a community center, an outdoor recreation plaza, and 80 studio housing units with a range of affordable, senior, and supportive programs.

MaGrann is providing Enterprise Green Communities and ENERGY STAR MFNC certifications, as well as NYCEEC commissioning services.

HDC MidAtlantic Breaks Ground in Lancaster, PA

The Apartments at College Avenue will bring 64 affordable apartments to residents and a $23.3 million investment in the local economy of Lancaster, PA. This is the most significant addition of affordable housing to the City of Lancaster in decades, according to Lancaster Mayor Danene Sorace. The project will serve households earning between $10,000-45,000—or 20%, 50%, and 60% of the area median income.

MaGrann is serving as the sustainability consultant on the project helping the development team meet

DOE Zero Energy Ready Home, ENERGY STAR MFNC and Enterprise Green Communities certifications.

Crescent Manor Reaches Certification Milestone

Congratulations to the entire Crescent Manor team for achieving PHIUS Design Certified status in March. This all electric, 5 story, multifamily new construction building consists of 74 units and will serve seniors in Ossining, NY.

 .

MaGrann was proud to be the Passive House Consultant for the project which received PHIUS CORE 2021 certification.

Electric Heat Pumps Improve Quality of Life in New York

Two dozen residents of Woodside Houses in Woodside, NY are now enjoying new complimentary heat pumps in their apartments. The heat pumps were installed as part of a pilot program by the New York City Housing Authority (NYCHA). NYCHA plans to monitor and asses the effectiveness of the systems before installing units in the remainder of apartments and at other developments.

Changes Coming to the NJCEP Residential New Construction Program

On April 30, the NJ BPU approved a “Compliance Filing” by Program Administrator, TRC outlining a substantial overhaul of the NJCEP New Construction Program. While some details remain to be worked out, the incentive structure includes some key modifications which we expect will make this program even more attractive for many developers:

.

  • Incentives will be based on the square foot area rather than the modeled performance of each home or unit
  • For residential projects (single and multifamily), incentives will be based on the certification level with tiered rates increasing from ENERGY STAR ($1.00/sq.ft.) to Zero Energy Ready ($1.75/sq.ft.) and Passive House ($2.50/sq.ft.)
  • Additional “bonus” sq.ft. incentives will be available for affordable housing ($0.25/sq.ft.) and for achieving specific carbon (CO2e) reduction thresholds ($0.25-$1.50/sq.ft.)

MaGrann will continue to closely follow the evolution of this new program design, which we anticipate may be effective by the end of this year or sooner, and will keep you informed as it relates to your current and future projects. In the meantime, please contact us for additional information or with questions and comments related to the program details.

RESNET Reaches 4 Million HERS-Rated Homes

As a RESNET-accredited Rating Provider for 25 years, MaGrann Associates is proud to join in celebrating this amazing milestone. The Home Energy Rating System and HERS Ratings are foundational to delivering verified best practices, quantified performance improvements and certified sustainability standards. Driven in large part by new construction programs including EPA’s ENERGY STAR Certified Homes & Apartments and DOE’s Zero Energy Ready Homes, MaGrann has contributed more than 60,000 HERS ratings toward meeting this 4 million threshold!

RESNET Policy Forum

MaGrann’s Vice President of Strategy, Ben Adams (front row, 3rd from left), participated in RESNET’s recent Policy Forum in Washington DC hearing perspectives from government agencies and political figures on developments impacting the residential energy industry, followed by a day of discussions with congressional staffers on the Hill. 

.

Talking points focused on the market support, job creation and energy affordability benefits derived from tax credits such as 45L and other initiatives under the IRA supported by the work of HERS Raters, as well as the importance of properly valuing performance upgrades in project financing by agencies such as Fannie Mae, Freddie MAC and the VA.

MaGrann Partners Awarded EPA Grants

.

Climate United, a partnership of non-profits comprising Calvert Impact, The Community Preservation Corporation (CPC), and Self-Help, has been awarded a $7 billion grant from the National Clean Investment Fund (NCIF). The grant will help the coalition continue to decarbonize multifamily housing.

.

Additionally, Power Forward Communities, a coalition led by Enterprise Community Partners and some of the country’s most trusted community development, climate, and housing organizations, was awarded a $2 billion NCIF grant. The coalition is "purpose-built" to decarbonize America’s homes and drive a market transformation that cuts costs, benefits renters and homeowners, and focuses on low-income communities nationwide.

MaGrann is proud to work closely with both these programs to continue ensuring that affordable homes are built and preserved across the country.

Following his time as an intern in 2023, Jake Peters has rejoined MaGrann as a Technical Consultant! He conducts energy modeling for primarily new construction multi-family apartment buildings. He enjoys rock climbing and hiking in his free time. Welcome back, Jake!

  • New Construction Technical Manager: Play a pivotal role in overseeing technical staff engaged in a diverse range of multifamily building projects, including all services required for Passive House (Phius), ENERGY STAR, Zero Energy Ready Home, Enterprise Green Communities, LEED Multifamily, NGBS and Home Energy Ratings (HERS).

  • Energy Engineer: Focus on developing commissioning processes for Existing Multifamily Projects. Complete performance audits for existing multifamily buildings, including field assessments, utility bill analysis, energy modeling, cost estimating, financial analysis, and report preparation.
