It is our pleasure to welcome you for the 2026-2027 academic year! We sincerely hope that you

find your new home comfortable and enjoyable! This welcome letter will provide important

information for you as you move in. Please contact our staff with any questions or for assistance

at any time throughout the year.


MOVE-IN INSPECTION REPORT

  • Each resident will receive a move-in inspection form. The first resident to arrive will be advised to complete a move-in inspection form (included in this packet) for the common areas of the unit. The remaining residents will be advised to complete a move-in inspection form for their respective bedrooms. An electronic inspection form can also be completed on our website under the “Move-In Information” tab. The inspection form must be submitted within 5 days of the first resident moving in.
  • Completing this inspection will ensure that you are not charged for pre-existing issues at move-out. If you fail to complete and submit this inspection form within the first 5 days of occupancy, you will be accepting the unit as-is and will be responsible for any damages or defects. Additional inspection forms will be available in the office.


SETTING UP YOUR CABLE/INTERNET & ELECTRIC UTILITIES 


Electric:

  • Madbury Commons: Electricity is included in your rent. No action is required.
  • Davis Court / Dennison Road: It is your responsibility to have the electric utilities set up in your name by 6/07/2026. Please contact Eversource Energy at 1-800-662-7764 and

transfer the electric service to one of the 2026-2027 residents’ names. You will receive

the bill in your mailbox and are responsible for paying Eversource each month.

  • Rosemary Lane: Natural gas, Heat, Hot Water, and A/C units are included in your rent.

It is your responsibility to have the electric utilities set up in your name by 6/07/2026.

Please contact Eversource Energy at 1-800-662-7764 and transfer the electric service to

one of the 2026-2027 residents’ names. The billing period starts on 6/07/2026. You are

responsible for paying Eversource each month.


Cable/Internet:

  • Madbury Commons: Cable and Internet are included in your rent.
  • WIFI NETWORK: Madbury_Commons_Resident
  • WIFI PASSWORD: You’ll receive an email from blueport@wifikey.io with instructions on how to securely connect your device(s) to the network the day prior to the lease commencement date.
  • Enhanced wi-fi is available to tenants for an additional $20/ month for up to 3 devices.


  • Rosemary Lane: Basic Cable in the living room and Internet throughout the unit is

included in your rent. Please contact Comcast at 1-800-934-6489 to activate an

account under your name and to sign up for any additional cable or internet

packages you desire. All cable and internet equipment will be provided and installed in

your unit upon move-in. Wi-Fi network and passwords will also be provided at move-in.


  • Davis Court/Dennison Road: Residents are responsible for setting up and paying for

their own internet and cable services. If you require internet access, we recommend

setting up service before move-in to ensure a smooth transition. Comcast/Xfinity is a common

provider in the area; Paul Bell is an Xfinity Sales Professional and can be reached at (603) 854-4646, and he can assist with setting up your cable/internet package.


For any utilities or services for which the resident is responsible for connecting, Resident agrees to initiate service(s) on or before the lease commencement date of June 7th, 2026. Resident is responsible for contacting local utility companies to initiate services and agrees to maintain those services throughout the term of their Rental Agreement in order to avoid damage to the Premises. In the event Resident fails to maintain utility services as described herein, Resident agrees to pay Landlord any costs associated with having any or all utilities connected plus an administrative fee of $45 for each utility invoice received and paid by Landlord each month.

 

RENT:

Rent Installments shown in the Lease Summary are due on or before the 1st day of each month in which it is due, without any demand from us for payment. Each rent payment is payable via

electronic check, ACH, or credit card through our Online Resident Portal, which is accessible by visiting https://ggc.twa.rentmanager.com/.


You can also drop off or mail a check or money order to our office address. Checks/Money Orders should be made payable to company name of each property below and include Resident Name/ Unit # in the memo line. If your rent is not paid by midnight on the 5th day of the month, your rent is late, and you will be charged an additional late charge of $25.00 for every 5 days of the month that the rent or any part of is unpaid. Cash or postdated checks will not be accepted.


You also agree to pay a $45 surcharge for each returned payment, plus a $25 fee to cover bank fees incurred by the landlord. The security deposit may not be used in place of the last month’s rent.

COMMUNITY RULES:

It is very important that you read and understand all Community Rules and the associated Fee/

Fine Schedule for your property. You have agreed to abide by these rules to ensure a safe and

enjoyable experience for both you and your neighbors at MPM. We have highlighted important

rules below:

  • No Pets are allowed at any property. Service/emotional support animals need to be approved by management with proper paperwork and certifications. Service/emotional support animals can be removed if causing a disturbance to other residents or if owner does not properly clean up pet waste.
  • No Smoking in apartments or within 20 feet of property.
  • E-scooters are strictly prohibited in the North and South Towers of Madbury Commons, including but not limited to the lobby, elevators, hallways, and apartments.
  • No large gatherings/ parties in apartment or community area. No more than 10 occupants/ visitors allowed in unit.
  • DO NOT TOUCH, HANG ANYTHING FROM, OR OTHERWISE TAMPER WITH ANY FIRE PROTECTION OR SPRINKLER HEAD DEVICE.
  • Neither you nor your guests are allowed to engage in any of the following prohibited activities: Loud or obnoxious conduct; Disturbing or threatening the rights, comfort, health, safety or convenience of others in or near the Apartment Community.
  • You and your roommates are responsible for the placement of trash within typical trash bags and placing full bags of trash, securely tied, in the designated receptacle as indicated to you by property management.
  • Please remember to clean the lint tray in your dryers before starting cycle and do not fill the washing machine more than half full.


RENTER’S INSURANCE: 

  • We highly recommend renter’s insurance. For less than a dollar a day you can protect all personal property against theft, fire, and other loss. Google “renter’s insurance Durham, NH” for more information.


TRASH AND RECYCLING: 

  • There are dumpsters and recycling containers located at your property. It is your responsibility to bring your trash and to dump it in the appropriate container. If we find any trash left directly outside of your unit, you will be subject to a fine. Please call our office at (603) 452-7030 if you are unable to locate the dumpster at your property.
  • Madbury Commons has trash rooms in the North Building located on each floor near the elevators that contain a trash chute and a large recycling bin. The South Building has a trash room on the first floor located on the right in the entry hallway that contains dumpsters and recycling bins. It is the resident’s responsibility to place your trash in the appropriate location. Please use 12-gallon trash bags or smaller when placing trash down the chute. Oversized trash should be brought directly to the outdoor trash room located on the first floor. Absolutely no trash is to be left on the floor of the trash room.


PARKING + BICYCLES, E-SCOOTERS AND MOPEDS: 

  • Madbury Commons Moped Parking, E-Scooter and Bicycle Storage There are a total of 75 indoor bicycle storage spots, 16 indoor e-scooter storage spots, and 60 outdoor bike racks. Residents are responsible for providing their own bike locks and to register with office to receive access to locked indoor storage room located in the South Building.
  • Residents who choose to use the indoor bike room are responsible for registering their E-Scooter with the Town of Durham and the Madbury Properties Leasing office, and their non-motorized bicycle with only the Madbury Properties leasing office. These indoor bike room spots are given free of charge to residents on a first come, first serve basis. Summer Registration will start on June 7th, 2026 and fall registration will open before the start of the semester.  
  • Residents who choose to use the indoor bike room must follow the registration agreement they sign, failure to do so will result in a fine. Madbury Properties assumes no liability for theft of bicycles, whether secured or unsecured, and whether stored in the bike room or elsewhere on the property.  
  • E-scooters are strictly prohibited in the North and South Towers of Madbury Commons, including but not limited to the lobby, elevators, hallways, and apartments. Please be advised that common areas are monitored by security cameras. Any e-scooters seen inside of either buildings will be assessed a lease violation and $100 fine.

UNH Satellite Lot: MPM residents are also offered the option to purchase a parking space directly through UNH Parking and Transportation where we have a reserved number held just for our downtown residents to purchase starting in July when they go on sale. MAINTENANCE: 

  • Please submit all general maintenance issues through the Resident Web Access portal found on each property website. Instructions to create an account are attached. Please include a detailed description of the issue along with your name, rental address, and phone number.
  • For emergency maintenance issues, call our office directly at 603-452-7030


SECURITY: 

  • Madbury Properties has on-site security every day of the week to assist with any after- hours resident issues (lock-outs, maintenance emergencies, parking, and any security related issues).
  • Security staff hours are: Sunday-Wednesday- 7:00pm-1:00am; Thursday- Saturday-6:00pm-3:00am.

  • We also have a live answering service through our main office phone number (603-452 7030) to assist residents with any after-hour questions or concerns.
