MAKEOVER MONDAY


This week I am featuring my 'Staging/Investor Consultation' service. To simplify his life, this investor was ready to sell off some of his rental properties. To get the best price, he needed to make the home look less like a rental and make it more appealling to Buyers.

BEFORE...

This was not a flip property but a former rental house that was upgraded to get the best sale price. This area had a few notable things that would make it less appealing to buyers.

  • The flooring that literally divided the space
  • The slightly blueish walls (the renter didn't get the color approved but thought it was a good neutral grey)
  • A kitchen in need of an update

AFTER...

I was able to provide a rendering to them showing dark and light colors (which is very popular right now). Remember, when you are selling a home you don't have to like that style as long as a lot of Buyers do! The continuous flooring into both areas made a dramatic difference!





BEFORE

The orangey cabinets with white appliances is not on the wishlist of most Buyers.

AFTER...

Butcher block countertops have become more popular recently and it's a nice contrast to the newly painted cabinets. The new stainless steel appliances blend in well too. I suggested they add an island which obviously they didn't have here but they put one in the home prior to closing. Of course the did...it just looks like an island belongs there and who wouldn't want one?! In this version, a person in the kitchen would always have their back to the big open space.








BEFORE...

The pale blue wall color is more evident here. They thought it was grey, which can be a tricky especially when you are selecting from a very small sample. Again, the 'great divide' with the two different flooring materials really separates the space.

AFTER...

The new flooring runs throughout most of the house and makes the place feel larger and more cohesive. Painting the dining area wall defined the space and separated it from the large white wall. Updated lighting also makes a world of difference as well. All the effort and expense put into these changes made for a great return and multiple offers.

All these changes made for a faster sale and higher sale price
