State of the Island

As predicted two months ago, people love their “Happy Place” here at the Shore, and that’s reflected by the exceptionally active rental & sale market here on the Island. The beaches, boardwalk, misc shops and restaurants (take - out) are open and people have adjusted to the social distancing requirements and safe health practices. As of June 15, the Boroughs of Avalon and Stone Harbor will allow outdoor dining!

When walking the beach this past weekend, it was a great feeling to see the porpoise and ospreys fishing for their meal just offshore of the breaking waves. More and more boats are now in the water, the wave runners and paddle boarders are out, and signs of summer are everywhere! Also while walking the beach, it was encouraging to see the majority of people practicing social distancing and being respectful of others.


If you are looking for uncrowded beaches that are perfect for extreme social distancing, then check-out the beach between 40 th Street and 56 th Street in Avalon - there are only 4 beach paths in that nearly one mile span and as a result, those beaches are scarcely populated! Also check-out 122 nd Street and “the point”, it’s a beautiful area with lots of wildlife and gorgeous sunsets!


State of the Real Estate Market

* In comparing activity during the month of May; this past May we drew more than double the # of leases! 

* In the sale market, the Island had a banner month of May with 37 properties being reported to the MLS as being placed Under Contract For Sale! Only one other time in the past 15 years has there been as many sales during the month of May!

And this is all despite the fact that some people are still not travelling and per Governor Murphy’s requirement, real estate offices are still closed to the Public! We’ve been working tirelessly to secure rentals for the owners whom we represent, and to help families reach their goal of selling, renting or owning a piece of Paradise!

3 of the properties were priced between $3M and $4M



There were only 2 properties placed under contract for sale over $4M (one for $6.8M, the other for $8.5M)

The Borough of Avalon announced that it became only the second town in New Jersey to receive a Class 3 rating from the Federal Emergency Management Agency's Community Rating System. This improved rating gives Avalon homeowners a 35% discount on flood insurance rates!

Avalon - Beach tags are presently for sale but Avalon will not be checking tags until July 3rd.

Stone Harbor- Beach tags are for sale and also required for Stone Harbor beaches at this time.
