The Market is beginning to awaken from the Winter Slumber:

Year-over-Year sales are about the same as last year’s pace.

For reference, between March 1^st and March 30^th, 18 properties were placed Under Contract For Sale – that’s 50% more properties sold than March of 2024.

One thing that has slowed the Market Activity over the past few years is the relative lack of inventory For Sale. Granted, there are a # of properties For Sale, however, once a Buyer imparts their own personal parameters such as location, budget, type of property, et al, then that selection can quickly narrow.

An ample supply of purchase options is healthy, as Buyers have a better selection, thus increasing the odds of market activity. Many prospective Buyers are local homeowners who desire to trade-up or scale down. Activity breeds activity, so if there are more options available, then we usually see increased activity.

Currently there are 66 Single-Family Homes currently For Sale, whereas this time last year there were 68 For Sale.

In the Condo/Townhome market, there are currently 47 properties For Sale, and this time last year there were 26 units For Sale.
