The Market is beginning to awaken from the Winter Slumber:
- Year-over-Year sales are about the same as last year’s pace.

For reference, between March 1st and March 30th, 18 properties were placed Under Contract For Sale – that’s 50% more properties sold than March of 2024.
- One thing that has slowed the Market Activity over the past few years is the relative lack of inventory For Sale. Granted, there are a # of properties For Sale, however, once a Buyer imparts their own personal parameters such as location, budget, type of property, et al, then that selection can quickly narrow.
- An ample supply of purchase options is healthy, as Buyers have a better selection, thus increasing the odds of market activity. Many prospective Buyers are local homeowners who desire to trade-up or scale down. Activity breeds activity, so if there are more options available, then we usually see increased activity.
- Currently there are 66 Single-Family Homes currently For Sale, whereas this time last year there were 68 For Sale.
- In the Condo/Townhome market, there are currently 47 properties For Sale, and this time last year there were 26 units For Sale.
