RECAP OF SALES ACTIVITY (JAN 1 - MAR 31, 2022)

We continue to see strong demand, with some properties receiving multiple offers within days of coming onto the market For Sale. Naturally, the limited selection of properties For Sale has created pent-up demand, and it has tempered the # of sale transactions that we’re seeing.

More specifically, in checking my notes, this time last year there were 16 condo/townhomes For Sale and 41 single-family homes For Sale. Today there are 18 condo/townhomes For Sale and 26 single-family homes For Sale – that’s about 58% fewer homes For Sale!

So far this year, 76 properties have been placed Under Contract For Sale. During this same time frame last year, 89 properties were placed Under Contract For Sale.

If you are considering selling anytime this year (even after the summer), please call me to discuss a strategy. Many buyers we’re working with are willing to go under contract for sale and wait until “after” the summer to take title to the property!

Liam grew-up in Mullica Hill, NJ, and he spent summers in Avalon/Stone Harbor. He attended the Salesianum School in Wilmington, Delaware. Following High School, Liam studied Business Management at Washington College on the Eastern shore of Maryland while playing in the Men’s Lacrosse Program.

Liam joined Ferguson Dechert Real Estate in the summer of 2018 and during the rental season, he helped coordinate thousands of tenants who were checking-in/out. After graduating college in the spring of 2021, Liam’s passion for real estate and love of the Island led him to obtain his NJ Real Estate license to continue his career here at Ferguson Dechert Real Estate!
