Looking back at the year 2020, I’m sure each of us has a host of adjectives to describe the year! The changes were nothing short of amazing…from Covid-19 related changes, a vaccine coming to market in record time…to the Presidential election.

As they say, “home is where the heart is”, and as normal routines have been upended, the demand for real estate (to buy & rent) has been incredibly strong! 

This past year, the demand from buyers and tenants was exceptionally strong. We saw about one-third more properties go under contract in 2020 as compared to 2019.

If you are in Avalon or Stone Harbor during the very early morning hours or dusk, you may just see a winter guest; the beautiful snowy owl. If you are lucky enough to get a glimpse; it really is amazing!

Good News for Bayfront Real Estate
There’s GOOD news on the horizon for bay front real estate transactions! Often times, when in the midst of the sale of a bay front property, the State of NJ will make a Riparian Claim, which is essentially the State’s way of claiming ownership to a portion of the land currently or formerly flowed by tidal water. Rarely does the Riparian Claim prohibit the sale, yet it is a complicated issue that involves special knowledge, thousands of dollars and weeks, months (and sometimes years) to resolve! The good news is that the Public is pushing back, in an organized way, in hope that the State of NJ will work to simplify the process! We will keep you informed of any progress!
