"Central Texas home sales decline in the first quarter amid economic uncertainty in continued high-rate environment"
According to the 2025-Q1 Central Texas Housing Report released by Unlock MLS, residential home sales across the Austin-Round Rock-San Marcos MSA declined to 6,698 listings, a 9.1% drop from the first quarter of 2024. During the same time frame, median sales price dipped 2.3% to $429,869 while housing inventory reached 5.3 months, moving the region closer into balanced housing market conditions.
Quarterly numbers were strongly impacted by March 2025 sales activity, during which the five-county MSA experienced 9.3% fewer sales, gained 9.5% new listings and median sales price remained flat year-over-year.
As we all know by now, affordability constraints as well as growing economic headwinds are the key factors shaping early-year market activity.
"Texas 30-year fixed mortgage rates go up to 7.04%"
The current average 30-year fixed mortgage rate in Texas increased 2 basis points from 7.02% to 7.04%. Texas mortgage rates today are 2 basis points lower than the national average rate of 7.06%.
The Texas mortgage interest rate on April 22, 2025 is up 10 basis points from last week's average Texas rate of 6.94%.
Additionally, the current average 15-year fixed mortgage rate in Texas increased 5 basis points from 6.17% to 6.22% and the current average 5-year ARM mortgage rate is up 3 basis points from 7.72% to 7.75%.

The wild turkey hens are nesting and our resident grey fox and possum families are all pregnant; and the possums are cleaning up on the early June Bug hatch. Crunch, Crunch, Crunch!
We're located right in the center of our hill country universe of Georgetown, Liberty Hill, Lampasas, Llano, Burnet and Marble Falls. And when we get in the mood to "keep it weird" we're only 50 minutes to Guero's off of South Congress or Matt's on South Lamar in Austin!

"Port "A" Escape!"
We escaped reality for just a quick one night trip to Port "A" last week. We always have fun making the drive to and from Port "A", and playing on the island is a blast. Just needed a little break to charge the batteries. We enjoyed lunch at Charlotte Plummer's and dinner at Virginia's on the Bay. We ventured to S.A. to La Fogata for lunch as we headed home. And best of all we got stuck in C.J.'s little car on the beach, digging it out with the shovel and advice of a really nice policeman doing the tough duty of beach patrol.
