President's Message

Professional Colleagues:
It was a pleasure to see our members at the most recent breakfast meeting and seminar "High Performance Home the Value proposition". Topics this seminar covers include,
- Green energy efficiency programs
- Advancements in building and energy codes
- Cost vs. price for high performance homes
- PV Solar & Renewable energy
- Documentation & verification of energy efficiency
This excellent seminar will be available to our Northern Nevada colleagues on Wednesday March 20th. We also have other educational offerings upcoming that will allow to you sharpen your skills and obtain continuing educational hours.
In July, for our colleagues in Southern Nevada we will be offering the new AI seminar "How Tenants Create and Destroy Value Leasehold Valuation and its Impact on Value". Attending these classes rather than taking online continuing education offers the opportunity to network and interact with your colleagues and support the chapter.
In February, the Chapter had the honor of hosting Scott Reuter the Chief Appraiser of Freddie Mac for a stimulating 2-hour question and answer session. Topics of discussion included bifurcated appraisals and the spectrum of high risk low data to low risk high data that the GSE looks at when deciding upon the appropriate valuation products. The chapter is attempting to bring Mr. Reuter back for a 4-hour seminar this fall.
Katie Horn of the Southern Nevada Water Authority
will be our featured speaker at the April Luncheon in Las Vegas. Katie is the Manager of Management Services and will be discussing the 2018 Water Resource Plan & Water Budget. This document is available online if you want to read it before the meeting. The document forecasts water uses in Southern Nevada over a 50-year period and includes estimates of the maximum population that can be supported in Southern Nevada with the available inventory of water resources. Under different scenarios this figure has been forecast to range from 2,554,000 to 2,966,600. As of 2019 our population has been estimated to be about 2,227,053. The luncheon will be held at the Bonefish Grill at Town Square on Las Vegas Boulevard April 24th.
As an organization we rely heavily on the work of volunteers. Currently we require help in filling several positions in the Northern Nevada branch chapter. Please contact Tina Anderson if you can provide assistance.
In February I attended our regional meeting In San Diego, California. Some of the topics discussed included potential liability associated with bifurcated appraisals and proposed changes to the 2020-2021 edition of USPAP. For those of you who are interested a one-hour seminar on proposed changes to USPAP for 2020-2021 has been posted on the Appraisal Federation's YouTube channel.
Congratulations to Alex Reyes and Hazel Johnson who each were recently awarded the Appraisal Institute review designations. Great work, Alex and Hazel! Candidates for designation in our chapter please keep pushing forward and resolve to cross that finish line. Do not hesitate to call if you have any questions about the designation process.
Best Regards,
Alan Erickson, MAI, AI-GRS
