WELCOME!

We work to revitalize Philadelphia through training, mentoring, networking and providing financial resources to local aspiring developers. We are more than a bank, we’re a non-traditional, community-driven lender ready to see you succeed!

JUMPSTART LOAN PROGRAM REACHES $50 MILLION

The Jumpstart Team:

Ken Weinstein, Angie Williamson, Derek Hengemihle & Paola Calderon-Arroyo

Jumpstart Philly reached an incredible milestone!  We’ve now loaned more than $50 million for renovation projects in Philadelphia! Jumpstart Germantown started in 2015 with just 10 loans in the Germantown area. In 2019 we expanded our lending footprint to include six neighborhoods, and today Jumpstart Philly lends Citywide. Since 2015 we’ve made 416 loans improving 477 housing units!

We’re so excited about the growth of our program, but we’re even more excited about the impact Jumpstart has made!  Jumpstart was founded as a way to empower local residents to fix up blighted houses in their own communities and create wealth locally.

Jumpstart Philly is committed to helping women and people of color succeed in the real estate industry from which they have historically been excluded. By increasing diversity in real estate development, we can ensure that the needs and perspectives of underrepresented communities are better represented in housing development, leading to more equitable and sustainable affordable housing options. We’re seeing the face of real estate development becoming more diverse - more representative of the City of Philadelphia.

And with an estimated 40% of the city’s housing units needing repairs, programs like Jumpstart are key to reversing Philadelphia’s housing shortage. We provide funding for small developers to renovate homes to provide healthy sustainable housing options for Philadelphians.  Additionally, blighted properties in our neighborhoods are being stabilized & revitalized, helping to create more welcoming communities.

Join us in our mission to build a more equitable and thriving community in Philadelphia!  We invite interested area developers, new and experienced, to check out JumpstartPhilly.com to see how you can help alleviate Philly’s affordable housing problem while supporting safer neighborhoods.

"Getting a start in the property development industry is hard if you don’t have an aunt or uncle in the business. Our goal with Jumpstart is to provide anybody who may be interested with the education and funds to get started. It has grown in ways we couldn’t have imagined."

BORROWER SPOTLIGHT

Meet Ming!

This month we'd like to spotlight one of our many inspiring Jumpstart Philly borrowers.

Ming graduated from Jumpstart North Philly West in the fall of 2019, and went on to become a PHA Property Sourcing Lottery winner! She purchased a single family property in Grays Ferry from PHA for $10, and used the Jumpstart Philly loan to finance the rehab.

Last week the property was sold to a low-income homebuyer, and will remain affordable for the next 20 years! Nice work Ming!

We asked Ming to share a few words about her growth as an investor through this project:

"My advice:

  1. Always be a student and yearn to learn something new every day.
  2. Networking is mandatory for self and business development!
  3. Watch what successful people do, not what they say. Model and repeat.

Although I have been a buy and hold investor for many years, I still learned so much. I learned about the permit process while doing construction in Philadelphia. Before, I relied on contractors to pull the permit for my projects. Through this program, I learned the process to do it myself.

I gained a relationship with the Jumpstart Loan Program and gained a mentor and peer support."

Thank you Ming! We can't wait to see what you do next!

Safe & Secure: Tips for Safeguarding Your Projects

Be on the look out! We've heard from multiple Jumpstarters that mid-construction and finished projects are being broken into.

Safeguard your projects!

  • Eyes on the property - visit frequently.
  • Illuminate the area (keep lights on a timer inside).
  • Invest in a security system with a camera.
  • Keep valuable tools locked away or take your tools with you each night
  • Give neighbors your number so they'll call if anything suspicious occurs
  • Implement access control measures (limit who has the key or code).
  • Educate your team on security protocols and procedures.

Prioritize security to protect yourself and your investment. Stay vigilant!

On Your Radar...

Ensuring Peace of Mind:

A Reminder to Review Your Insurance Policy

In the midst of development it's crucial to check if your insurance coverage is up to date. Unexpected events like fires or break-ins during construction, or after, can have significant impacts. Now is the time to verify your coverage against such risks - double check your coverage with your insurance agent! Prioritizing your due diligence ensures peace of mind and protects your assets for the future.
